Has anyone noticed a shift in the Sydney/Central Coast/Illawarra housing markets? Not significant yet, but agents asking if you have pre-approval and calling back, more listings, properties on the market longer and less buyers? Maybe talk of an interest rate increase? Federal election coming up? People trying to cash out after the 2020/21 boom? Weβve been looking to buy and Iβve noticed the above in the last couple of weeks. Just wondering if the sentiment is starting to shift?

Considering how common the Illawarra flame tree is, why hasn't it become commercialised as bush tucker?:
- Unlike Macadamias:
- Cultivated Illawarra flame trees aren't derived from a small gene pool
- Illawarra flame trees aren't highly vulnerable to root rot or phosphorus overdose
- The seed pods don't require immense pressure to crack
- Unlike Bunya nuts:
- Illawarra flame trees don't take decades to grow
- Their seeds aren't contained in dangerous falling cones
- It is easy to propagate and grow Illawarra flame trees
Considering that all it needs is roasting to make the seeds edible, this shouldn't be too much of a problem. After all, cashew nuts need to be roasted to become edible too.
