I(29m) am currently in the search for a home, approved for $400,000 (no dependents). I was told all of my options by both my loan officer and realtor and they mentioned I could also opt get 2-4 apartment units using the VA home loan (any more than 4 units would require a commercial loan).
I know with my construction background/connections with people, the maintenance of multiple dwellings wouldnβt be an issue. Record-keeping, making sure units are safe and within code at all times, wouldnβt be an issue as I would be living at one of the properties myself. Because I am familiar with the area and it is near a few military bases, I know leasing the units wouldnβt be an issue. But I would like to know everyoneβs thoughts about things Iβm overlooking (I know thereβs probably a few).
My questions⦠is this even possible to do with my budget? What are some other things I should know going in if it is possible? If anyone has done this, do you regret your decision? Why or why not?
Any other advice, opinions or experience is welcomed and appreciated.
Also just for context, my state will exempt property taxes. I am aware of appraisal fees and closing costs. Please let me know about any other fees I would encounter with this situation. Iβm assuming there would be more things to handle considering it would be multiple, separate units (with potential tenants) rather than a single family home.
Hiii, my roommate and I are looking for a duplex apartment (preferably a brownstone) with a private backyard. Lots of sunlight in the living room area and open-concept kitchen. About the apartment:An absolute gem located in Williamsburg, steps away from the L and G on the Metropolitan/Lorimer station, on a quiet street nearby all needed stores, bars and restaurants.The unit is on two floors, fully furnished, entirely renovated and spotless. From an investment stance, what is the better option? 1) Owning a duplex or 2 family legal, where you live in one half and rent out the other or 2) Owning an apartment and renting out the second bedroom to a friend or someone you know.
I have at least 1 eviction (if not 2) on my record after some bad choices when I was in a bad relationship a couple of years ago. I've been very lucky to have some great friends who let me live with them. I've been paying rent, and I'm technically on a lease right now (just over a year), as my good friends own the house we live in. My current boyfriend and I have been talking about moving in together at some point and I'm really concerned about my approval odds, considering the eviction(s). Just curious if any had an opinion on whether there's something I could do to help the situation, and/or which scenario sees my best chance of approval. Thanks!

So many things are going to change for my dog and Iβm so nervous that she wonβt do well. I currently live in a duplex with no one living on the other side and I am moving to a second-floor apartment. A couple of things Iβm nervous about:
Leash aggression - so many dogs there. My dog is so great at the park but on a leash, she is sassy and strong. It can be embarrassing at times since I donβt know how to manage her when sheβs freaking out.
Howling - I have been told by my old neighbor that my dog tends to howl shortly after I leave for about 20 minutes. I donβt think she does this anymore.. I have gotten into the habit of giving her treats before I leave so she looks forward to me leaving. I think this has helped but Iβm afraid this will start up again.
General anxiety - how can I help calm her and get her comfortable in her new environment? Is CBD helpful? Any brand recommendations?
Walks - I currently have a line in my yard to let her out and take her for a walk or two a day. A walk or two is going to turn into at least 5-6. This would be easy if putting a leash on her was easy to do - itβs not! Her excitement is almost out of control and I canβt have her waking the neighbors at 4:30am when I wake up.
Any tips on moving to a new environment would be great. I just want her to be okay. Thank you!

I am moving into a new 2 bedroom duplex with a roommate and will be using Fios. Iβm particularly concerned about signal strength upstairs and my job strongly prefers a wired connection. I have a setup in mind but wanted to run it by you all and see if it makes any sense.
Downstairs has a living room and my roommates br. Upstairs is my br. Each of the three rooms has two coaxial ports in the wall. I assume the ONT will get itβs signal via one of these coaxial ports (I donβt see where else it could get it from) in the living room but maybe Iβm just being dumb.
My plan is to connect a router (NETGEAR Nighthawk Smart Wi-Fi Router (R7000)) to the ONT via Ethernet. Then I can connect a MOCA adaptor to a coaxial upstairs and connect another router up there, giving me both wired access and better wireless signal.

Planning on purchasing a duplex as my first real estate property. My goal is to generate cash flow and build equity.
I am looking at duplexes around $250K, and hoping to collect $1,250 in monthly rent, per unit. I have enough saved up for 20% down payment.
I'm debating between the two different options, since I do not mind the apartment I'm currently living in :
I'm not sure on which one is the best option in the long run. For option 1, would pay a lower down payment of 20% and a cheaper interest rate. Where in option 2, I would have to pay 25% in down payment and slight higher interest rate. Since the duplex would be considered an investment property not primary residency if both units are rented out.
However, the second option would allows me to collect $2,500 in rent each month, from the two units. I would only have to pay $950 for the apartment, which would gives me $1,650 of positive cash flow. Where if I move in to the duplex, I could only collect $400 ($1,250-$850) per month.
Since I am flexible on where to live, should I go with Option 2 to maximize my profit? This there anything I didn't account for? Any tips and/or advises would be appreciated!
Title says it all. We are looking to move out of Scottβs Addition, and we are looking for pretty much anything that isnβt one of those awful large complexes. Something in the south side as far as maybe Chester. Dumbarton, Lakeside, Laurel, around staples mill area, even something in the fan. Single small homes, duplex, small building apartments. Looking to keep it less than 950, or maybe spend a little more if itβs a good place.
