So Iβve been signed off work for 2 weeks for stress and anxiety and Iβm looking for some ideas for things to do to help me escape negative thoughts about work and get me away from the screen. Iβve been hiking in the Pentlands loads of times so I guess Iβm looking for some different ideas for things to do to help me reset my brain.
Now that stuff is opening up again there should be more options. What do yous lot do around Edinburgh to destress?
I love anything outdoorsy and I hike and skate, but no bike (hoping to get one soon though). I have access to car if that helps.

Hey friends! Iβve moved to Edinburgh since last Wednesday but Iβve been quarantining in the hotel since. That said, I havenβt wrapped my head around the fact Iβm actually here, since all I see is the view of my window which faces the airport. But on Sunday Iβm finally out (yay!), canβt wait to properly see Edinburgh and walk around the beautiful city. Just wanted to share my enthusiasm. Cheers!
We're looking to a buy a flat in Edinburgh and one candidate is a new build from Canonmills Garden.
The remaining flats range between Β£320,000 & Β£350,000, with a square footage between 700 sq ft and 900 sq ft (more or less).

They also have an incentive program I think with a max value of Β£8,000. The incentive program feels like a trap to make you buy the flat when they could've decreased the overall cost of the flat.
Now I don't like the fact that you can't see the flat before, especially since the valuation or the epc ratings are not guaranteed; although I suppose the EPC rating will be quite good (C at least, most likely B), but I would hate to buy the flat and then find out that the valuation is 10% lower.
I saw that the building is developed by Artisan but haven't found too many reviews about them, does anyone know the state of their new builds or how fast they respond when repairs are needed?
I've also sent them an email with some questions but they're slow to respond.
Also from my understanding buying a new build should be easier than buying traditionally, but are there any other hidden costs that are not obvious? (like the walls not being painted or white goods not included..etc?)
Furthermore I found another flat really close to the zone (in the Powderhall area) with a similar home valuation (Β£330,000), similar size, epc ratings..etc;

I know the flat is currently under offer but if something similar pops-up in the area should I be considering the "traditional" flat over the new build?
Bonus question: with the current market, in Edinburgh, do you guys know how much over the valuation you need to offer to get the flat (I heard it's about 7% average but can't really validate the number).
I know the questions are a bit all over the place, I'm trying to figure out the situation as well.
