Over the past couple years I've been getting more and more outdoorsy, especially for 'en plein air' painting in nature. I have practically everything I'd need in a 7-10lb backpack (jet boil and dehydrated foods, merino clothing, only need sleeping pad). Trouble is, I don't know where to go, places that are scenic, easy/safe to camp for a noob like myself, and preferably not with waiting lists or exorbitant daily rates (I don't know why I thought camping would be free, atleast for a solo backpacker, but my searches lead me to believe most all overnight spots are paid and have wait lists - is that for larger groups/camper vehicles? am I missing something?
I'd appreciate any help in understanding how a simple noob backpacker/painter can get around to overnighting a variety of scenic spots.
(PS - Semi related - I spoke with the local Fire Department a couple months ago to ask about legality of using a jet boil /burner in LA when hiking, and apparently, that's acceptable almost everywhere, just be careful and use common sense etc, the restrictions on cooking mainly apply to open flames and ember fires like from wood burning etc)

J'ai 27 ans et commence tout juste à m'intéresser aux investissements possibles afin de préparer une retraite (anticipée si possible, ou confortable si pas anticipée) et je m'intéresse à la partie immobilier.
Je suis propriétaire de ma résidence principale (enfin, propriétaire du crédit ^^).
J'ai commencé à investir doucement en bourse depuis le mois dernier mais je sais qu'il est bon de se diversifier avec notamment de l'immobilier.
J'ai regardé des vidéos youtube où ça parle d'effet de levier etc mais je me suis rendu compte que c'est un peu plus compliqué que ça en a l'air, surtout la partie "trouver le bien".
Si je regarde les biens sur les sites connus (leboncoin par exemple) il y a pas mal d'offres avec des rentabilités brutes de 4-6%. Seulement ces rentabilités descendent à 0 voir en négatif quand on y incorpore les charges...
Certains disent que le mieux est de faire 20 visites pour se faire un "réseau" et que ce réseau donnera accés à des offres meilleures que ça avant qu'elles arrivent sur leboncoin.
Problème: comment faire si on n'a pas le temps de faire 5 visites par jour tous les jours... Est-ce possible de trouver des investissements locatifs rentables sans y passer 10h par jour pdt 2 mois? Où est-ce qu'il vaut mieux ne pas investir dans l'immobilier si on a pas ce temps à y consacrer?
TLDR: Est-ce possible de trouver des biens rentables (qui au moins s'autofinancent avec un petit surplus pour des imprévus) ou il faut y passer 5h par jour pendant des semaines / mois jusqu'à trouver un bien potable?
Est-ce que c'est mieux d'avoir de l'argent qui dors ou accepter de payer X par mois pour un appart pendant 20-25 ans avant qu'il commence à rapporter de l'argent ?

Trouble is, I don't know where to go, places that are scenic, easy/safe to camp for a noob starting out like myself, and preferably not with waiting lists or exorbitant daily rates (I don't know why I thought camping would be free, atleast for a solo backpacker by himself, but my searches lead me to believe most all overnight 'spots' that you reserve are paid for and have wait lists, permits etc - They certainly seem they're for larger groups/camper vehicles or people who need to use Firewood and alcohol. It certainly can't be that bureaucratic for a solo backpacker with a sleeping bag and a jetboil -- am I missing something? perhaps the idea is you 'need' a firewood flame at night for warmth, hence a permit campground? I figured a good set of merino clothing and an LED lamp would get around that at night.
