We want to purchase a house and turn it into an office. It seems complicated and I want to make sure I am not missing something that could cost alot of money.
We own a holding company that owns our operating company. To seperate liabilites should this property be purchased by a seperate company owned by the holding company?
What are the hst implications. I know hst will be due if we were to sell it as a commercial property but what about if we rezoned it back to residential before selling? Would we be responsible for paying the hst ourselves in that case?
I know property tax will go up for a commercial building.
It cant be rezoned until we own it so we need to buy it with a residential mortgage and then switch to a commercial mortgage after its rezoned. Can someone walk me through how this works/the negative implications this would bring? We are considering cash purchase.
Is there anything else Im not thinking about here? I have a weird feeling im missing something that could come up and cost us big.

So I just thought I'd put some feelers out on leasing an office or whatever space as a group.
I had my eye on this one spot in Gardena thats 800sqft @ $.99/sqft. But I don't actually care about the location, if we can find a better deal I'll take it.

The Adeptus Astartes have the luxury of having some very fine armoured vehicles: Land Raiders, metal boxes Rhinos, Razorbacks, Predators, Vindicators, Whirlwinds... etc. etc.
However, how do they make use of these? Are there any Space Marine chapters that specialise in the use of en-masse armoured assaults, Blitzkrieg style? Are there examples in the lore of them doing such things?
And this leads me onto the second part of my question. Suppose you have a full-strength Firstborn company of Astartes, with a command squad. For generic purposes we'll say they are Ultramarines. How will you design an armoured formation for them? Only constraint is that you must put the assault squads on bikes or Land Speeders, not in APCs or tanks of any sort.
I was pondering the commercial viability of space exploration even by a civilization having the ability to FTL travel.
Let's suppose that we are able to create real negative mass matter through those experiments they doing with Rubidium. Then we use that negative mass matter to generate the enormous amounts of energy needed to warp space through Alcubierre drive. So, we can achieve around 10-Warp drive speed, and we develop enough shielding technology to protect men and cargo on those ships from gamma rays and space dust and whatever else could pulverize their ship.
So, we can reach a vicinity of 5 ly from Earth by going in a 3 years round trip (around a month equipping the ship at departure point, 6 months accelerating to full 10-Warp (WARP 3 actually) speed, around 6 months traveling at 10-Warp, 6 months decelerating to reach the arrival point, 1 month there refueling and loading cargo, same time on the trip back to the departure point). Not a problem for cargo or crew.
But, at the departure point they will have experienced 10 years already. That means that whoever invests on that trip will have to wait 10 years to get their ROI. The first 10 years should be hard, but after a while that shouldn't be a problem anymore.
I mean, you sure can progress by having additional bubbles of 5 ly from the arrival points, but for any investor to have to wait more than 10 years to see any ROI is somehow way too much in my opinion.
So, do you guys also think that 5 ly should be the maximum limit for space travelling commercial viability even with a Warp-10 (WARP 3) capable engine?
EDIT: Fix the warp speeds. Note: I am not using Star Trek Warp.
Brief explanation: Sorry for my mistake on Warp. Actually, a WARP would "fold" spacetime continuum, so, as warp progresses the speed will decrease the time needed to reach a specific point by a factor of 2.
That means:
WARP 1 = a point at 1 ly distance would be reached in 6 months. (twice faster than light)
WARP 2 = 1 ly = ETA 3 months (4 x FTL)
WARP 3 = 1 ly = ETA 45 days (8 x FTL)
WARP 4 = 1 ly = ETA 23 days (16 x FTL)
and so on
I haven't seen many retail applications for HomeKit, do you guys (and girls) think the stuff we use in our home can be transferable to being used in retail spaces? I'm pretty sure I'll use Hue Light and locks, but just not sure what else would be useful..Thoughts anyone?

Hello, I'm in the same boat as many others. We lease a commercial space for a barbershop. The governor of our state has ordered that businesses (specifically, writing out barbershops and salons) be closed for the next 30 days. And given the nature of the work (customer facing and being so close to them), we would be putting both the public and employees at risk for further spreading the virus if we were to ignore the governor's orders.
My questions are... to those small business owners, if you are forced to close your store during the national state of emergency, are you still going to pay rent? What rights do we have as tenants when we can't utilize our lease space to conduct business?

EDIT: Within the last hour, the governor just declared an even stronger "stay-at-home" order until June 12, 2020. This is over two months without income. We are screwed.
