So a little back story, I dated a guy for just shy of 3 and a half years and ultimately parted ways with him in the beginning of 2019. This particular ex was quite honestly the worst thing that ever happened to me. Narcissist, pathological liar, mentally and emotionally abusive - you know, that kind of ex. All of which is an incredibly important mention for this story.

As anybody who's been in the search of a home lately knows, the prices are absolutely insane. So, we decided that since I have a job that allows me to travel, we'd do that for awhile. Between October and December, we traveled around, but between some minor car issues, grief with the death of my best friend, and my husband ready to find work of his own again, we decided we wanted to try and settle down.
My husband's friend let him know of a Duplex that was becoming available and gave us the landlords information. I knew that the price of rent would be a steal, so I did not hesitate to jump on the opportunity. And by the end of December, we had signed the lease and moved in!
As I was neatly stacking some boxes in our new livingroom, my husband walked in and went, "So, I'm pretty sure your ex is our neighbor." I laughed at him and went, "no he's not, stop." However, he insisted that it was him.
I texted our landlord and casually said, "hey, so I forgot to ask you what our immediate neighbors name was so we could be better acquainted when we finally meet them?" In which he very shortly replied with my exs name.
As for why my description of him in the beginning was important? I didn't feel anything at all when it was confirmed that it was my ex living next door. I actually spent the following 30 minutes in tears from laughter because of course THAT would be the nail in my 2021 coffin. I'm not mad, I'm not sad. I feel absolutely nothing at all about it and after everything, I couldn't feel more empowered!

Gonna be graduating from college in one semester and am fortunate enough to have already secured a decent job in a low cost of living area. Right now Iβm looking for places to rent with 2 other friends but have always been interested in getting into real estate and figure why not just look into purchasing instead.
Iβm looking for duplexes with 5-6 beds total. I would live in one unit with friends and would need to find tenants for the other unit. This is in a college town with lots of students though so finding tenants wonβt be very difficult.
My salary will be $65k~ and am fortunate enough to have no debt. I have $30k~ in savings for down payment and other fees/costs associated with purchasing as well as any initial repairs that need to be done. Leaning towards an FHA loan for that low down payment.
I guess what Iβm looking for is some opinions on if this is feasible or not? Also would love to hear from you guys on what a safe budget is (I.e. how expensive of a property can I afford). Most places that fit my criteria are in the $275k-$350k range. Rents in the area range a lot depending on size of unit, location, and overall just how nice the unit is. Typically $400-$700/room though. I figure I can get about $1500-$1700 in rent just from my unit and then I still have the other unit to rent out.
Obviously Iβm new to this so I can provide more information if needed.

So this comment came true. When connected through ExpressVPN, DITO drops over 90% of packets and introduces 4-digit additional latency (not to mention incredible jitter).
Under DITOβs network, pinging a Singaporean IP address has no weird latency, but under a VPN in Singapore, everything is affected, which rules out routing issues. Itβs just something I observed, though. Feel free to experiment yourself! Finally, Globe and Smart have no issue with that exact same VPN (except for signal issues obviously). This basically confirms itβs just DITO blocking VPN traffic.
I really donβt trust them now especially when they wonβt even let you change the info you put in their app. The cheap data rates is enticing but IMO itβs really not worth everything youβd have to give up, especially since their numbers always get spam texts out of nowhere even though I didnβt give that number out to anything at all! This means that right off the bat they sell your number and info to third parties, and who knows what kind of things theyβre returning to the CCP now as theyβre being actively hostile to VPNs.

I've spent 30 minutes on hold with FUDelity to get this message. I was trying to move my IRA shares to ComputerShare, have DRS'd 100% already of shares in my trading account. Any ideas wtf this means? I got this message after being on hold for 12 minutes listening to their hold music and random tidbits of investing advice. Obviously, I was already connected to them. Fundamentally it seems the same as buying one property to live in and another property as a rental investment. Obvious pros may be that you can rehab the place easier if youβre next door and invest in some good ROI enhancements to both units (shared HVAC or something, just making stuff up here). Cons are that you have to live next to your tenant.
Is there anything else Iβm missing as to why this gets recommended so often as an option? Are duplexes priced more efficiently in terms of rental cap rates when up for sale at the same time?

Iβm close to being under contract to purchase a duplex. One unit is occupied by a tenant that is delinquent on their rent payments. I did not know this until I submitted an offer and received a counter-offer, then they mentioned it.
The current owner is attempting to recoup back payments through a local Covid relief program. The tenant is month-to-month and closing would be in about a month.
How big of a headache could this be? Either way I would want the tenant out when I take over the property. Should I accept the offer how it is and offer cash for keys when I close? Could this be potential eviction I would have to deal with? Anyone have experience with situations like this?
Update: thanks for all the responses. I spoke with a lawyer about options after close. If payments have not been made by closing, I can give 5 or 14 day notice to vacate. If payments are caught up, I can give 60+ day (2 full calendar months) notice to vacate.
I decided to go ahead with the deal. Itβs definitely a risk but hopefully the tenant moves out peacefully.

Edit to add, I have two kids, one who has mild intermittent asthma and has had to do a breathing treatment as recently as a month ago.
Editing again to add that I do rent, as does my neighbor. Iβm not sure if his lease has a non smoking clause and I would only bring it up with the landlord as a last resort. I still have to live next door to this guy and Iβm not trying to have a bad relationship or make things difficult for anyone.
I think Iβm just going to let him know about my kidβs mild asthma and ask if heβd at the very least consider opening a window and leave it at that. I know heβs well within his rights to say no and thatβs ok, but it also doesnβt hurt to just ask.

My Brother MFC-J895DW can scan to PDF and email it, all in one preconfigurable shortcut, without using a PC. This is awesome, but it can only scan one-sided!
I've searched for a duplex scanner and it seems the king of scanners is the Fujitsu ScanSnap series, but they all rely on a PC USB connection and PC software -- except the models iX1600 and iX1500 that can send by email without a computer. These are of course the most expensive at over β¬400.

Hey guys! I'm seeking reassurance about doing vocal exercises in a space where my duplex neighbor can hear me.
Context
- I have two roommates. My boyfriend is always at work when I practice vocal exercises (and wouldn't care if I did them while he was here). The other is the guitar player in my band who isn't bothered by the exercises. These folks aren't the issue here.
- We live in a somewhat small duplex. Our neighbors have two shared walls: the master bedroom (my room) and the other bedroom (guitar player's room). She and I are usually home since we're full-time students.
- Sometimes, I do vocal exercises in the common area, an open concept kitchen/dining room/living room combo. This area isn't along a shared wall with the neighbors, but it does allow the sound to echo into her bedroom.
- I don't have a problem with doing the exercises while she's awake or away, but I do worry about waking her up when she's asleep (she is now). She's very respectful about being quiet when I'm asleep, and I want to be courteous to her too.
- The exercises are loud, for I'm singing in full voice. They last for 25 minutes. It's a set of 6 exercises repeated 3-4 times, each time a little faster and with greater range.
- I could do these in my car, but that's not ideal. I want to feel comfortable and unashamed to do these exercises in my room.
- I'm doing these exercises at 11 am every weekday as part of my daily routine. It's common practice for construction workers to use loud machinery during weekdays, which is much louder than my vocal exercises. So logically, I should be unafraid, for I'm not blasting loud bass music or something.
- The shared wall is somewhat thin. I can't hear our neighbor talking, but I can hear him moan loudly when he has a lady friend over... which is usually at night and doesn't happen often enough for it to be a problem.
βΌοΈ - Once I did the exercises in full voice in my room, the neighbor started singing them back to me... I was already self-conscious and uneasy about doing these next to him, and boy, did those feelings get worse after that!!! To be fair, I had to listen closely to hear him doing them too...
- I realize this stems from my anxiety and OCD, which I'm diligently working on. I see a therapist weekly to treat this. I know the best way to work through this is with "exposure therapy," where I do the thing that makes me uncomfortable. Then, when anxious/obsessive thoughts arise, I respond passively without so

Since there wasnβt a clear cut answer to take quite a few peoplesβ advice and double check with some of my friends who do this stuff on a more professional capacity than I do. Pretty sure Iβve gotten to the bottom of it β Iβm generally good at this when I know what materials Iβm working with β but I like my apartment and am now paranoid that Iβm going to blow up the apartment by drilling into brick.
