Hello, first, the numbers. I'm purchasing on Long Island, New York, purchasing a 400k home, 5% down. I plan to live in the area as long as I can, around 10 years.
Income: $3800/mo, 70k Annual Gross
PITI: $2300/mo, Utilities taken care of by roommate.
Monthly Expenses: comes out to $1400/mo
Savings: About $30,000 after purchasing home
3 Bed 1 Bath. The home appears to be fully move-in ready. Inspection came back flawless, and previous owner had all repairs done and upgrades such as paying for an expensive roof job that comes with transferable warranty. All appliances included.
The closest thing for rent is 2 bed 1 bath for at minimum $2200, usually not including pets.
I'm having cold feet about this, but is that because this really isn't right for me, or I'm overthinking this situation?
I recently put an offer in on a flat but when I rang up my new mortgage advisor it turned out my previous one had, as suspected, messed up my numbers. Ultimately I was told I could only get smaller mortgage that would only let me afford 325k including my 60k deposit, which I saved myself. Now it turns out I can actually afford 350-360k instead. Iβm a bit frustrated that the previous mortgage advisor messed this up so much because Iβve been searching at a lower budget and Iβve just put an offer in. (I knowβ¦ first world problems!) Additionally I wanted to get an offer sorted before January as I hear itβs more competitive and could lead to higher prices. Iβm feeling pretty rushed and travelling into London for viewings when I have a job and during the pandemic is difficult. I live far away at the moment.
Now Iβm trying to work out what would work best for meβ¦
Β£330k London flat - itβs nice but Iβd like to renovate bits of it. I would have Β£30kish left over from purchase so I could make changes early. Unfortunately the flat is lower down so it feels like there may not be loads of light coming in. Itβs quite small compared to the other but I do like it. Iβve put an offer on this flat but weβre still negotiating. I do like it a lot though!
Β£375k London flat - bigger with more floor to ceiling windows. If I did a purchase Iβd need to beg family for money, which Iβd rather not do. Iβd have no money left over after the purchase either. Itβs a beautiful flat though and I really like it.

Do I want to take advantage of the first time buyer mortgage, spend more on a more expensive, nicer property or do I want to buy a cheaper one that is still nice but maybe not 100% perfect, leaving me with a lot more money to spare for furniture/maintenance and renovations (20k+)?

So admittedly, I was pretty sure up front that this was a scam, but I went ahead and purchased anyway in confidence I could file a claim in the 99% chance it was a scam but would get a really good deal in the 1% scenario it was real. Of course it was a scam.
What I can't figure out is how they got UPS to say delivered. The tracking number appears to be valid and UPS shows it as delivered at 3:15 PM the day after the order was placed, less than 24 hours which is pretty unlikely. Of course nothing was delivered. So I filed a claim with UPS, only to discover UPS wants a seller phone number to file their claim... of course there's no seller phone number so I just put my number twice and wrote a note in the comment section. I have filed a claim with Amex as well. But Facebook? Apparently you have to message the seller first, then wait 3 days for Facebook to even present the option of filing a claim. The seller's account is already deleted, presumably the moment the payment cleared. Why the hell Facebook cleared the payment so quickly makes no sense at all.
It seems really clear that Facebook Marketplace is designed to be as friendly as possible to scammers and less so to legitimate sellers and buyers. The true scammer was Facebook all along.
I had a buyer last week repeatedly ask for an exchange for a different size, which I do not do because my items are handmade. I cannot just swap out inventory. He chose the size so I am not paying additional shipping for his error and more than once, I state βPlease measure your pet before buying. No exchanges are accepted.β My stated eBay policy is Return for Refund, Buyer pays shipping.
He finally emails and say he sent the item back and it can be tracked. Except, he didnβt return it via the Return claim. He wrote Return to Sender/Refused. I kept checking Informed Delivery and it shows no receipt or movement. I received it back today.
What do I do now? It was delivered but this doesnβt allow me to recoup my fees for the item this way. I canβt close the claim because he has until 01/03/21 to send it back. The system wonβt register the return because he circumvented the process. My store is listed as closed until 12/25.
Finally, is USPS going to charge me for the return via the tracking number? I know when I underestimated two packages by 3 ounces in November that I was charged via eBay. Thank you!
So I bought my first Tesla about 4 months ago, a new 2021 Model 3 Performance. Itβs been absolutely incredible, fastest car Iβve ever owned or even been in. The Tesla technology in general has really grabbed me as well, I canβt stand driving anything else.
Im not in a rush to move on from this car, I have 7k miles on it so far and I could see putting on another 100k before I sold it. But, I love speed. I get jealous when I see Plaids or P100Ds on the road. And in general the model S would be a little better for my family, being a bigger vehicle.
A little searching looks like I could find a 20k - 30k mile 2018ish p100d for around $85k. I could make that work soon, though a brand new plaid of course is much more expensive and Iβm probably a year or so out at least to being able to swing that.
Any advice would be great!

My parents are from another country, and when I was applying to colleges I talked to my cousin who lived and said country and told him I needed to do stuff like debate and swim team to get into a good college. He looked at me like I was crazy and asked what that had to do with getting into college, and explained that universities in his countries only cared about your grades. Why is there such a substantial difference between the expectations of American universities and the rest of the world?
Our solicitors called three weeks ago to see why we didnβt have any progress on their end after weβd had our search fees completed. They said they needed a manager to sign off on identification documents. Okay fine, get it done. Three weeks later weβre still waiting for that manager to sign those documents. Theyβre blaming working from home. Surely youβve worked from home long enough now to have something figured out.
