Hello! For those of you who are not following my lovely stories, we have a jerk HOA president at the HOA I have a rental property at that has been harassing renters and me. Since finding out that he's not an owner, I've ALSO found out that a homestead exemption is being claimed on the property by his wife's brother. And has been for 20 years.
Guess where the brother lives? Not there, that's for sure. So, looks like someone might be making an anonymous call to the county tax assessor and mention that they might want to take a look at that property and see who and who does not live there. Will be interesting...
If i am on social security and have homestead exemption can creditors put a lien on my house anyway ?
I read on some websites that oklahoma has the best homestead exemption in the whole country.
I also read that i might be better off not filing bankruptcy because i have nothing they can take since my only assets are social security and a home (no car,etc) so if homestead exemption protects any liens on my home then im judgment proof.
I will want to leave my home to my kids in the future.

I recently submitted and was approved for a homestead exemption for 2021. I bought/moved to this house in summer 2020.
Do I need to file a new form for the half-year period in 2020? Or how would it work for that period?
If so how would that work? Do I get a refund on the amount? A credit?

I refinanced my house and added my spouse to the title, and this seems to have kicked out my homestead exemption? I filled a new form with the HCAD app and it was rejected. I filled out a paper form and mailed it in but I received no response. I don't see Homestead Exemption on the taxes that are coming in for the year

I know from the FAQ that the deadline to apply for homestead exemption act in 2021 was March 1st, but what if you bought a house after March 1st? Can you still apply? Does the tax break apply retroactively?

CA just upped it's homeowners homestead exemption to 300k from 75k.
Those with this much equity in their home, what else do you do to protect yourself from potential lawsuits from renters? Or is the automatic exemption good enough?
I made a booboo. I got my tax bill this year and it was double what it was last tax year (2019), which was my first year of owning. I got my homestead taken care of this month for I guess 2021's taxes, and didn't think to ask about if it could be applied to this year's (2020) bill. Has anyone else made this same mistake and gotten it resolved or do I just learn that expensive lesson?

I'm just curious if anyone here has ever taken some time to just look at the County Appraisal District for their neighboring homes to figure out if you're being "fairly taxed"?
I live in Travis County, TX and am about to be renting my home out, and just getting prepared for the increased tax expense there. I went to look at the surrounding homes (all rental properties) and was amazed to find out that they ALL had homestead exemptions.
The renters across the street have lived in the home for 5 years, and their landlord has a homestead on the property, and a homestead on the property they own in Williamson County to the north. The neighbor next door to me also rents their property out, and has a homestead. They live out of the country, and are renting it out due to that situation; Texas actually allows you about 3 years IIRC to homestead, but they've been out of the country for quite a bit longer than that, still claiming the homestead. There are 3-4 other homes on my street that are very, very obviously rentals claiming the homestead, including one that was just built by a small developer and has a "for lease" sign out front.
I'm sure some homestead "fraud" cases are just accidents, but on the other hand having multiple homestead exemptions requires you to check a box that claims you're not claiming homestead anywhere else (in the country). Are counties known to actually prosecute this? Or do they typically just request that you pay the back taxes that you owe due to the false exemption? I'm really curious why someone who could afford to be a Landlord in the Austin Metro area would commit some of the easiest-to-prove fraud, ever (I mean, it requires two queries to two websites to prove the guy claiming two homesteads).
Me and my husband just bought a house and moved to Carrollton. I was able to change my driver license to Texas under the current address. However, my husbandβs driver license still under another state Due to my husbandβs work nature (he travels for work often), we canβt really schedule a date at the DPS to change his driver license. He will for sure travel less next year and we plan to apply for his around May 2022 My question is: Does he need to change his driver license to Texas in order for us to apply for Homestead Exemption next year? The property owner next to me lives in China. I moved here in 2019, and they have had the place rented out since then (I've never met them). They are a couple; American woman and Chinese man.
We have a shared fence between our properties that fell down because of a massive pile of rocks leaning against the fence which they failed to remove combined with some winds (the rocks had been pushing the shared fence in my direction for a year). I've tried talking to them to get these rocks removed so we can straighten the fence, and they drag their feet because the removal of the rocks would be $500.
Now the fence has fallen onto my property. I want the fence for privacy, their tenants want it to keep their dogs fenced in. I was willing to pay half of the cost of the fence but they ignored me over a month while I was trying to get in touch to split the cost. I decided it wasn't worth it and just ate the cost / paid for it because the privacy is pretty important to me in these Spring months especially (since I love sitting outside).
I did some research and found out that they currently have a homestead exemption, which requires you to reside at your property. They have been renting it out for a couple of years, and paying reduced property taxes (in Texas, where the taxes are very high).
Given the situation described above, would YOU report them for claiming a tax savings when they are actually investors, and not living in their home?

The Save Our Homes benefit caps property assessment values to no more than a3% raise a year. I submitted a homestead exemption application a couple of weeks ago. Is SOH a part of that or do I need to apply for that seperately?
