I own a 400sq ft co-op studio in Greenwich Village which I'd like to sell in the next several months (currently have a tenant living in it, whose lease expires May 31 and I've given her a heads up that I'll be selling it).
Ideally I'd like to sell it myself without an agent because I'd like to save money and also I didn't have the best experience when working with an agent while I was trying to rent it out (though to be fair, it was during covid and a tough market). However as I'm doing more research I'm seeing that FSBO may limit me because the unit wouldn't get listed on MLS and that buyer agents may be reluctant to show it to their clients for various reasons. I'd appreciate any advice on:
is it much better to work with a selling agent in NYC? Feels like most everything is listed on Streeteasy and I could do that myself, isn't that what buyers and their clients would be using anyway? I have a lot of availability to show the unit myself and have a sales background so am pretty comfortable representing it and navigating the sale transaction.
if yes to #1, any recommendations on which broker to use? Are the low-cost ones such as Prevu/Hauseit worthwhile? I understand that I'd need to still pay the 2.5-3% commission to the buyer's agent to have them bring their clients to me, and it would be nice to at least save some money on the selling agent side (as they charge 1-1.5%).
any recommendation on whether it's better to list the unit in the spring (late March/early April) instead of perhaps earlier on (Late Feb/early March)? The earliest that a buyer could move in would be June 1, but it could take 4-6 weeks to go through the painful co-op approval process and I also want to account for however long it'll take to fully sell the unit. I'm trying to think of what would be the right time to list it (and whether the time of year/season matters) so that I don't start too late and have it sitting empty while I'm paying my mortgage costs etc.
Any advice would be much appreciated!

Looking for a 1BR apartment (or potentially alcove studio with a separate area like this) for a single guy in one of these areas. I have mainly been using StreetEasy, Renthop, PadMapper and Craigslist based on the Ultimate NYC Renting Thread, but am cognizant that there may be other private units not available at the moment that haven't been listed yet. My current lease ends on December 20th, so I was ideally looking to move December 15th so would be willing to start a lease anytime in December.
I was also wondering if the supply of units seems to increase significantly during the first few days of December once the new month has started, where it'd typically be worth waiting until then for the "available immediately" units? Also wondering if people have better experiences with reaching out directly to several buildings versus reaching out to brokers to find out about any listings that haven't been put on the market yet?

My partner and I are moving from Aus π¦πΊ to NYC. WV, Greenwich V and Chelsea all seem like good options. Are there any streets we should avoid? Are there any particular streets / areas with more of a neighbourhood feel? πΏ
I'm going to New York for the first time and have some time to kill minutes away from Greenwich Village. I did some googling of Greenwich Dylan spots but wanted to know if anyone has any suggestions themselves.
