I have been working w a realtor since Sept last year to buy a house. She is my son's friends mom - part time newly licensed. Thought we would do her a favor and buy a house for her since seller pays the commission. Long story short three offers no house and recently she told us we had to sell our house to buy a new one to make our offer better. She is getting 5% on a house we could have easily sold ourselves in this hot market or 27k to split w other realtor. Today a house came on the market we like checks all the boxes and is in our price range. It is for sale by owner and the guy does not want to use a realtor. Can I cancel my contract? We have bought and sold many houses in fact two without a realtor. Her contract expires August. I don't think she will be kind and be like go for it I understand. In the beginning I told her if a for sale by owner came on the market or a foreclosure I don't want to be pigeon holed by her contract. I made it clear. How is best way to handle this. The guy will show us house on Monday. Our house is set to close June 18th. I have been looking for over a year with her. I made a big mistake using my son's best friend never again. Will only go with full time professional realtor next time. We need to be in the school system by September as it is we are moving temporarily to a place for the summer and we don't want to get desperate as time gets closer. Do we ask to cancel the contract? How are these situations handled? I have not been to happy with her as a realtor. She tries hard but she rubs me the wrong way and my husband alot. Just want to be done.
My buyer were interested in a for FSBO that was listed in our local mls by a transaction licensee. The commission offered in the listing was 3%.
I contacted the owners about submitting an offer, and they mentioned that the 3% commission in the listing was a mistake and they are only offering 2.5%. My clients really liked the house so I agreed and submitted the offer. This morning they messaged me and said they spoke with a lawyer and he said the most they should offer was $1500 so that is all they are willing to offer now.
I spoke with my client and he decided to withdraw his offer. He decided on his own that if the sellers are doing stuff like this now who knows what they will try down the road.
I feel like the sellers should not be able to misrepresent the commission in the listing and I would like to report them to the real estate commission. Should I move forward with this? Or am I being petty and should just let it go?
Really looking for guidance here on best way to proceed and explore this opportunity. I should mention this is in US.

Facts: Inherited house in which i am currently living. Inherited enough cash to outright buy fixer-upper house close by. It is for sale by owner, neither one of us have a Real Estate agent, nor want one. do we need escrow? what is escrow really? Title company? ELI5, please. Just go to a Real Estate Lawyer together? Like Title says-- I have put a ton of money into my house to get it for-sale ready and would like to get my money back. Am I allowed to tell the buyer if they chose to use a realtor that they will be responsible for any fees that the realtor has?

Does anybody have any positive or negative stories around listing and selling a home or condo in San Francisco without using a realtor?
We're going to be selling our little Mission district condo this spring and are trying to thing about how plausible it would be to do so w/o the help of a realtor.
So just the jist of things. Looking at purchasing a rental. We have an agent that we are using because we are largely unfamiliar with the real estate market in the area that we plan on buying in. Nothing special about it, just thought maybe we should buy some rentals seeing how the market is starting to blow up.
We have been been running this nice lady ragged all over town. Weve probably seen 12-15 different properties and a few of them multiple times. We have been outbid on 2 different occasions and had one where we made an offer and then found out later that it was already under contract. So we have really been making her work for her money.
Now heres the dilemma. We found a property that is for sale by owner. Not even listed on the NMLS because the owner owns multiple rentals and has said its cheaper to just sell it like this and go down and get his real estate lawyer to do the paperwork to change the deed once all the other due diligence is done. He said its fine if we are using someone but there pay would be coming out of our pockets not his end.
So would i be the asshole if i just dont mention the property we are possibly interested in because we dont want to pay her commission and brokerage fees out of our pockets? Maybe tell her we are no longer looking and just leave it at that?

First time posting here. My fiance and I have been looking at houses with a realtor. We did find a house that we really lied and would like to make an offer on, but it is For Sale by Owner. We toured the house without our agent before it was listed on Zillow, and I got the impression that the seller just wanted to just go through a real estate attorney, but I wanted to find out what is the protocol for informing our agent? We never signed an agreement or anything with our agent, but we've just been looking at houses with them. Do we proceed without an agent? Do you think the seller would be upset if wanted to go through our agent?
Anyone have experience buying from an individual and not going through an agent? Seller doesn't want to deal with an agent because he thinks he can sell it faster at a lower price. He is older (80m) and wants to move in with his son. House is in great shape although I haven't hired an inspector yet. I am planning on doing that next week.
I'm just wondering what pitfalls I might not see and if there is any advice anyone can give that has bought like this before.
I am using a bank so closing will include all the standard appraisal, abstract, title, deed stuff that is necessary.

I am a [Landlord-US-IN]. Two and a half years ago when I moved across town, I kept my old house and rented it out. Itβs been my first and only investment property. Itβs been a great experience. Iβve had the same tenant the entire time. Heβs great. Always pays on the 1st, never complains, no issues.
Heβs been thinking of buying his own place and approached me about buying the rental from me. I bought it 9 years ago for $105k, market is now $170k-ish. He offered $175k.
Since I lived in it for more than 2 of the last 5 years, I believe I wouldnβt owe any capital gains on it (I plan on talking to my accountant after April 15 when sheβs not as busy). Sale would also be for sale by owner, so no realtor fees. Iβm also 9 years into a 15 year mortgage and had a big downpayment, so I got a lot of equity built up.
I hadnβt planned on selling the house, but if I ever decided to do so after October (the 2 in 5 years wouldnβt apply and Iβd owe capital gains) Iβd be looking at 20k less between taxes and realtor fees.
Like I said, I hadnβt planned on selling, but considering taxes and other factors, I feel like I should.
Advice? Any and all appreciated.
What are the best places to advertise vehicles for sale? Craigslist gets flooded by dealers and crap, and Facebook marketplace is well, Facebook. It's been a while since I've bought or sold a vehicle, any good services out there?
I own a home and we are preparing to sell later this summer. I have never sold a home before. I live in a very hot sellers market and homes are selling in less than a week in general. I predict my home will sell for about $350k. I hate to give away 3%/3% and pay realtors $21K for a sale that isn't going to need a lot of work on their behalf.
I know I'll need photography and MLS insertion, but is the actual process difficult?
I see a few FSBO listings on Zillow, however there never is any information about how to do a showing or how to contact the bbn owner. I have tried to fill out the little form box they have on the page that says "get more information " but after filling that out I got pitch phone calls from other agents. Some of these homes look perfect for my clients but If I can't find out easily who to contact I just move on. So how to you find out the sellers information when looking at FSBO on zillow?

My wife is a realtor, I drive by a bunch of Fsob listings. I ask her why she isn't trying to turn these listings. She gives me reasons like "they aren't worth it, other agents have already tried flipping them, there isn't much point." I believe her, but would like to know if other people have had any success flipping these listings, and if so how you did it?
My dad passed away about a month ago and left us with 3 for sale by owners already contracted for a couple of years. There is also 1 rental home being rented and they have in their contract to be able to FSBO when they are ready. There is one more currently vacant home that someone is interested in FSBO. My dad was working with someone on these 2 latter properties and apparently there are contracts ready but my brother and I are not sure how to proceed. He wants to go ahead and let the contracts be signed and turned to FSBO, but I feel we need to meet with a lawyer as the estates, while we are the heirs, have not been handed over to us completely (deeds, titles, ect)
What should we do to move forward?I donβt mind for sale by owner. My dad owned all these properties with no mortgages so weβd just be getting all the payments which eventually we will figure out how to split all the estates. I just want to make sure we have a leg to stand on here and donβt get screwed over somehow.

Wanted to get some advice from the masses. If youβre trying to buy a home directly from a seller without a realtor (in the hopes of saving everyone some money) is it OK to ask for an official sellers disclosure form after the showing or would that be too aggressive? I know it varies by situation but just wanted to get some reactions on that since we just got burned after finding out some issues with a home that we went under contract for. The seller lied to us when we first toured the home, which is a whole separate discussion, but letβs go past that for now. The contract fell through and trying not to repeat that again : /
We are thinking of upgrading and in this market we're not sure if we even need a real estate agent to sell the house? It has lots of updates and is finished if that matters. It's our first time selling and we aren't sure if we should try to do FSBO or just skip right to a realtor. Any thoughts?
