Hi!
Iβve signed a lease for a flat.
The asking price was 1800 but I offered 1650. I negotiated based on similar properties and on the fact that the property was on the market for long.
The landlords accepted. I paid deposit and first month and signed the contract.
NOW a manager from the letting agency just called me and said that there had been a mistake, that the maximum that that landlord usually lowers is the equivalent of x week and that this is more than that and that my rent should be 30Β£ more per month!
What should I do? What are my rights? I have already signed, can they do this?
UPDATE: I found the agreement. It's an "Adobe Sign" document. The doc doesn't show any visible signatures. If I click on "Validate signatures" and then browse the properties it says that the doc was signed on Day X at time Y (which is when I signed it!). It doesn't show the name of the "signer" though (my name). How to handle these docuemnts? What is their legal value?
I have a six month exclusive agency agreement with a buyer. We wrote several offers, all of which were denied because buyers always went in under asking or asked for seller concessions.
Buyer suddenly said they wanted to cancel our agreement, though, I never agreed. I now heard from a mutual friend that this client bought a house. I wouldnβt be upset if I just showed them a few houses. But in this case, I spent a lot of time driving them around, showing houses and writing offers.
Iβm wondering if itβs even worth it to pursue litigation. My gut tells me no, but we were writing on half million dollar properties :(
I am renting a flat in London, England. I have a contract for 1 year that is expiring soon. I am considering to renew the contract by dealing directly to the landlord.
I rented my flat using the help of an agency. I have never met my landlord (foreign investor) and I have never talked with him; every time I need something I raise this to the agency that then raise it to the landlord. In my contract, it is not mentioned if the agency has an "exclusivity" of my flat or something like that.
1)Is it legal for a tenant to contact the landlord to start a new tenancy agreement without passing through the agency?
2)I don't have an email address or phone number of my landlord, only a name and a foreign address. Can I send him a mail (i.e. with post) or could this be considered a breach of his privacy/something similar? He has never given me his contacts directly or the permission to contact him

Worked with these clients for 6 months and showed them at least 40 homes⦠made 25 offers on properties.
I just saw they closed on a home in our agency agreement period. The listing agent represented sellers and MY buyers.
We never terminated our buyer agency agreement.
Is it worth pursuing to get any commission? And where do I start?
Home was bought in the $700βs.
EDIT: I showed them the home they purchased in the first place. Communication with my clients slowed down because of lack of inventory/high prices, they pumped the brakes on their searchβ¦so I thought.
This might be a dumb question but Iβm a new agent and have my first showings tomorrow, can someone explain the difference between these two and also other tips for me as I meet with the buyer tomorrow. Thanks!
If my agent now works for another broker, does the contract carry over or is it terminated? It doesnt outright say that in the agreement as a condition. If it doesnt terminate, would i be obligated to go to the broker and ask for a new agent with them?
This isnt really my agent, they helped for one offer 3 months ago but i got sucked into the agreement until the end of the year. Rookie mistake, i know

I am running Facebook Ads for eCommerce stores, mostly doing between $10k and $200k per month (so quite small, generally speaking).
So far our deals have always been sealed by a simple invoice. We either work together monthly without any long term contract (about 50% of the time) or with a 3 months deal (40%) or 6 months (about 10%).
This means with most my clients the initial agreement is relatively short. The process is that I send them an invoice with all of my and their company data. Then they pay. Then we decide on an ongoing basis whether we continue to work together or not.
With more complexity (still a 1-man show though) I'm not sure if that's the best way to go. Yes, it's very easy and most of my clients are quite chill, but what do you think? Do you use signed agreements for everything?
