I use my Apple credit card for most purchases and I pay the bill in full each month. I also have an Alaska Airlines card which I almost never use and should probably cancel since it comes with a yearly fee and a free American Express card-- both of these carry no balance. My credit card balance on the Apple card is a little high right now but I often pay for things for my S.O. and I and she gives me cash for her part (like going out to eat or a new piece of furniture).
Student loan debt: $4,111.56
I received a B.A. Psychology in 2018.
I began going to school in Seattle at the age of 22, moved back to my home state of California at 23, and continued part-time community college coursework until I gained full-time acceptance to San Francisco State University in 2016 at the age of 27. All of my community college tuition was covered by financial aid from the state I think-- I never had to pay except for small fees here and there and didnβt look into it much. My first year at SFSU was covered as well due to my status as a transfer student; My second year I took out $7,500 in subsidized/unsubsidized government loans and have paid some off but I stopped paying because I am taking prerequisite courses and applying to nursing schools for Fall 2021 start. I will be taking out more loans for nursing school so I figured Iβll be in a better place for paying off the loans when Iβm a full-time RN in San Francisco.
Section Two: Income
Income Progression:
I've been working in my field for 16 years, my starting salary was $8/hr working at Jamba Juice at age 16. I quickly moved into restaurants doing everything BUT bartending until I was about 26. I served, hosted, prepped food in the kitchen, managed staff, etc. Eventually, I found myself working in breweries and became a βbeer-tenderβ. At age 27, I landed a job at a cocktail bar/music venue as a barback. I spent 1.5 years working behind the bar before I was promoted to a bartender. I continued to work there until the pandemic hit (age 31). Becoming a bartender was huge and something I had never known I wanted to do-- it was so much better than serving tables and I wish I had made the transition sooner. 2019 was a great year and I was able to travel, through work, to cocktail competit

Still, what rights do I have as to the inconvenience of the construction?
I live in a duplex with separate addresses, sharing my unit with 3 roommates. There is a family in the other unit, the whole building is owned by the same landlord. Iβve lived here since November, so going on 6 months if thatβs relevant. Me and 2 of my roommates as well as a former roommate who since gave her part of the lease to a new roommate signed a new lease a few months ago. Since signing that new lease, our landlord notified us that he would be building a new unit in the backyard. He did not give dimensions so I thought itβd maybe be a really small studio type deal. Fast forward to today, the entire backyard is being dug up. So we will just completely not have a yard. We have not been notified of a rent reduction as a result of this loss of an amenity and inconvenience of construction.
This is really saddening since I hoped to maybe garden some when I first moved in but hadnβt gotten around to it yet, and also we couldβve barbecued or hung out there in the summer... so...
TL;DR: My landlord is taking away access to our backyard in order to build another unit. What rights do I have as a tenant in Oakland or in CA generally here? Online it seems like rent reduction might be required. How do I find out how much? And how do I go about broaching this with my landlord?

Hey nannies and mannies! My wife and I will be moving from DC to CA in the fall and I'm trying to get a head start on job hunting. I recently signed with Nannies Plus agency and they seem pretty amazing (it's run by nannies), but they told me to keep my options open and to look other places as well.
My question is, where besides care.com/sittercity etc is a good place to look?
Thanks!
