I will spend 3 weeks in Woods Hole in a course (inside, locked like a mad dog). I really want to try the waters their but I had failed to find any dive club or centre. Could someone recommend? Plus what are the environment conditions and possible prices?

The new year didnβt bring a fresh start for Cathie Woodβs ARK Invest, a fund company known for its focus on innovation stocks and high price targets.
The firmβs flagship ARK Innovation exchange-traded fund (ticker: ARKK) plunged 7.1% in Wednesday trading, marking its worst day since Sept 3, 2020. All of ARKβs other ETFs, including the latest, ARK Transparency (CTRU)βlaunched in Decemberβare also deep in negative territory.
Growth stocks fell on Wednesday after the latest minutes from the Federal Reserveβs December policy meeting were released, suggesting that the central bankβs rate increases might be earlier and faster than market has expected.
Investors were spooked as Fed Chairman Jerome Powell shifted his tone to emphasize the risks of inflationβafter months of describing rising prices as βtransitoryββas a new Covid-19 variant is rampaging across the country and causing supply-chain disruptions.
The S&P 500 lost 2% in the last two hours of Wednesdayβs trading, growth stocks within the index tumbled 3%, and the tech-heavy Nasdaq Composite dropped 3.3%.
But the ARK ETFs were some of the worst-performing funds amid Wednesdayβs decline. Besides ARK Innovation, ARK Genomic Revolution (ARKG) was down 7.1%, ARK Fintech Innovation (ARKF) dropped 6.6%, and ARK Next Generation Internet (ARKW) fell 6.2%. Other groups of growth stocks, such as blockchain, cannabis, clean energy, and technology, were also deep in the red.
Wednesdayβs loss was just the latest stretch of ARK fundsβ year-long struggle. ARK ETFs were some of the best-performing funds in 2020, soaring an average of 150% as the pandemic accelerated the adoption of many emerging platforms and technologies that companies in its portfolios own.
Since peaking in February 2021, however, the funds have been tumbling downhill, shedding much of their gains from the year before. Rising inflation has made the future cash flow of growth-oriented innovation firms less valuable today, and investors were seeking returns from safer corners, such as cheaply traded cyclical stocks.
With the Fedβs hawkish pivot, it looks like the volatility in growth stocks and ARK funds will continue. But if inflation can be somewhat contained following the Fedβs tightening policy in 2022, innovation stocks might embrace some reboundβthough that wonβt be anytime soon.

Short story: tenant wants to move out and make me pay for first/last/security on the new place citing the apartment is awful and nothing works and nothing gets done. Question: is he out of his mind or is he out of his mind π€? And how do I make him move out peacefully without evicting?
Long story: Tenant moved in on July 1st. Cried on my doorstep so that I picked him over other more qualified applicants (lesson learned facepalm)
List of complaints from legitimate to frivolous:
A/C: one of the two air conditioners wasn't cold enough. I started looking for contractors right away, had a couple of no-shows, some didn't call back as promised. On Sept 1 A/C got fixed.
Kitchen faucet was leaking. Fixed, but it took a few weeks - i could've been faster. Multiple contractors were flaky. I suspect at least two contractors ghosted after they met the tenant and got scared. BUT there are two sinks in the kitchen and the second one worked perfectly all along.
Water seeping from the shower onto the floor - reported two weeks ago. This is a newly remodeled bathroom and tenant was the first one using it. Got a contractor to come look/fix within two weeks of reporting. In the meantime there is a second fully functional bathroom and the tenant lives alone.
Refrigerator- the tenant complained that the fridge is too old and he can't sleep at night because the is worried that his food will get spoiled if the fridge breaks. He went to Home Depot and sent me a picture of the fanciest fridge out there adking to buy it for him. I ignored, until he sent a message that fridge started making a loud noise. Then I bought a great looking 6 month old second hand fridge (like new comforting and much better that the existing one). Replaced before the old one broke, and got an earful for buying it used.
Heat - building has centralized heat that is turned on in mid October. This was communicated to the tenant. Heating unit has an auxiliary electric heat. Tenant reported auxiliary unit wasn't working, I supplied portable electric heaters the next day for tenant to use until building heat is turned on.
Three yellow stains on the ceiling, 6" in diameter each. Purely cosmetic. Caused by a leak from upstairs neighbor who was and currently is in rehab. Building maintenance turned water off in the unit above. I'm waiting for the neighbor to come back to make sure the leak won't reoccur before I fix the damage (and hopefully get neighbor to pay for it. But tha
