Some one swiped my phone at an icecream shop and then I went to police station to launch an fir for lost property. After an hour or so my wife called my number, he picked it up and returned the phone to my office. He works across the street. The whole thing was caught on camera. He walked a lot with my phone because he hatched a 2 km egg that I put after I finished my runπ.

Well hello there Reddit. Didnβt think Iβd ever be back to posting on this sub but something happened. So I was at target trying to get some essentials and some toilet paper. It was a successful trip but along the way I got stopped by an entitled parent.
So I was in the food section trying to find some Mac n cheese for an easy meal when I feel my cart shaking. I look over and see Karen going through my cart and taking all the toilet paper I had. The following conversation ensues.
Me: umm... excuse me?
Karen: red faced yes.
Me: what do you think youβre doing?
Karen: You have toilet paper in here but thereβs none in the aisle so I thought that I could have it.
Me: why the hell would you think that?
Karen: because I have a large family and we use up toilet paper fast and we need more
Me: not my problem. Please give me back the things you took.
(Note: she also took some of my beans and other canned foods)
Karen: stop being so selfish. You donβt know how hard being a mom is. I have to spend so much extra time with my kids and thatβs very stressful
Me: the maybe you shouldnβt have let yourself get knocked up then.
(I didnβt actually say this but I really wanted to)
Me: Iβm just looking after me and MY family. We need food and toilet paper too you know.
Karen: (now with a smug grin on her face) FINE! HERES YOUR TOILET PAPER!
She then proceeded to COUGH on the toilet paper.
Me: WTF LADY!
Karen: so do you still want it? (Said with the smuggest grin ever)
Me: reluctant whatever just take it.
Karen: thatβs what I thought.
Me: oh wait! You forgot this
I then cough right into the bitches cart as she flipped me off and walked away.
I still consider that a successful trip.
I am trying to develop the habit of reading and looked up on goodreads for suggestions, and noticed great reviews written about The Book Thief. I never expected a book to affect me in a way this book did. The way the characters evolved, the narration and the sheer power of the words shook me. It made me think about my late father and remisce my days with him. I am grateful for reading this book and am happy to say that I have found a new hobby.
Edit: This is the first novel I have ever read, all I ever read is sports biographies. I tried to read books as self improvement but lost interest very soon. Luckily, I did not expect this book to make me a better person and I had very low expectations. I feel that made all the difference, had I read this book with that agenda, I would not have lasted 20 pages. This book is not a page turner but in a sadistic way, I wanted to see how much see suffers and how she handles it. It was not completely sad though, the joys of childhood and the innocence of the characters were well portrayed. Even when death is the narrator, it was not gloomy and dark throughout. All those who feel that it is clichΓ©d, it is perfectly fine to feel that way since reading is very personal and everybody has a different opinion.

I hope I give you the whole context.
I closed on a multi family investment property around 12th of February 2020, and very recently, me and my agent figured out that, before closing, the seller's agent specifically asked the title company to not include the February rent inside the title statement because the seller *usually* collects the rent on 10th of every month, and they don't want the rent money for the first 10 days. (which is very unusual that they are not after their 1grand of money), and we are not copied on the email chain.
Fast forward to this week, we get into contact with the renters, and we figured out that the seller drove past them around 18th of February (8 days after the sale got closed), and collected the rent for the entire month of February, by hand, in person, without any receipts, (this seller is an idiot who never had never maintained any paper trail, apparently collected rents by cash in person, and we are trying to get many of his mess cleaned up). The renters are pretty naive, and not english speakers, and they do not have any receipts of the collected rents from them. However they are willing to attest about that and sign that the seller collected the rent on 18th of February after the house was closed. (He did not even tell the renters that the sale was made)
I want to start a claim in the small claims court on the seller, and what are my options here. How do I proceed.
TLDR: Seller collected rents for the whole month of Feb in person without receipts after the sale was closed on Feb 10th on a multifamily property, and he did this on Feb18. How do I proceed?

Update: I had my realtor reach out to the sellers agent asking (actually *demanding*) in very harsh tone that the seller owes the prorated portion of the rent, and give him his chance at correcting this before we reach out to the police.
