Hello everyone!
My husband and I have recently closed on a 106 year old home. It's beautiful and mostly well maintained. There are issues we knew about that we are quickly resolving.
Things we knew about going in and are now resolving quickly:
- poorly constructed knob and tube. It had insulation over the top in the attic and in some outlets, it wasn't even ran through an electrical box. We are having a company who insures their work do a complete rewire so that we receive a certificate for all knob and tube being disconnected (and where accessible, removed)
- basement egress window sills are in pretty bad shape. Some of them show daylight underneath. We are having a company brace the walls around the windows and where we have some cracking, and water proofing the most heavily cracked wall. In due time, we have another wall identified to do waterproofing on, but it has since had a really good driveway laid and sloped correctly to pull water away from the foundation, so its not as much of a priority. This company will also do window wells and covers.
- a decent amount of guttering repair. Some guttering pulled away from the 2nd floor, and some from the garage. I ran new brackets and cleaned out the garage gutters, and someone else is coming to do the 2nd floor. We also got Downspout extensions to make sure the gutter water is being deposited away from the home
- I am a novice at soil grading, but I've started grading out some of the level spots by the foundation. Dirt is cheap, and I just have to tamp a lot, so I'm doing it.
- a 1 foot section of flashing isn't present (it just stops short of the guttering on a wall for some reason) so we are fixing that.
All of that is coming in at around 18k, which after closing, is about all that we have left. So, as we rebuild some, what would be your next moves as people experienced with old homes?
- one floor joist has ~1" of cracking. All the other joists around it are fine, and the wall bracing will be within a couple feet of this impacted one so I'm betting it'll be pretty okay for a little while. We are watching it though.
- soffit on a newer addition looks like it needs to be cut off and replaced as it has a little rot. It's related to the above gutter issue, so fixing that first, and the soffit will follow sometime.
- We are in the Midwest so we don't have good Temps to do it right now, but we will need to power wash and repaint when the opportunity is right.
- The chimney has some spalling.
I really want to do a temperature blanket but I know I will get bored with long rows back and forth.
Has anyone made four really large granny squares, with each row being a day? It would be a distorted representation because not every day will be equal in stitches, but I think it could look cool. I was thinking each square could be three months. It would almost be seasons for each square.
I am also worried about how ridiculously large this would end up being 😅
Any thoughts, tips, or ideas would be appreciated!
Two years ago, a buddy and I developed a web version of the game he and his friends play on Grey Cup days.
The rules are simple; I'm sure many of you are already familiar with them:
Players pick (or buy) squares on a 10x10 which represent the possible last digits for the home away teams in the game. At the end of each quarter, the player with the correct square wins the quarter.
For example, if the first quarter ends 17-10, then square 7-0 wins. Simple.
We didn't get it developed in time to release to the world in 2019, but we did use it for the Grey Cup party that year, and it worked well. Sadly, the Bombers won the game, but I did win some booze.
