Hello, I am looking to hire an attorney/law firm to review a FDD. Any tips on a firm to work with in the Seattle metro would be helpful.

Scrolled through New for awhile and searched various keywords/phrases and haven't seen this mentioned yet. Seemed relevant for everyone's favorite stonk (that also happens to be especially volatile recently, after a bit of, shall we say, sideways trading, looking at you u/johnwithcheese). Seemed especially relevant considering the recent DD on variance swaps by u/leenixus and frends, related/supporting work by u/mauerastronaut and everyone's favorite pomeraniape u/criand. Seems like it also might help explain curveballs thrown at u/gherkinit's current well-formed and data-tested hypothesis, and those of others' as well.
The last time that this type of product was introduced was October 2018 (and April 2015 before that):

Also felt worth mentioning that it gets mentioned at the literal last sentence of the 97 page document (and syntactically separate from the previous list of (vii) inlcusions):

One of the points that jumped out at me the most is that the relevant variance swap products were valued at end of day, which determines exercise settlement value and directly affects when the swap owners have to hedge/cover/roll/etc. How much you wanna bet this new implied volatility option isn't valued at EOD...? Drum rolllllllll please:

EDIT: These are not technically βdisclosuresβ! I had read a couple things that confidently stated that these were disclosures and seemed to be legitimate, but that is not correct!
These are allegations in the amended class action complaint that are based on information obtained through the litigation which has a high probability of being proven true through the litigation, but remain unproven until the litigation is resolved.
Most of the allegations appear to be based on actual documentary evidence, so there is a high probability they are true.

Hi, a total noob here, in the lookout to buy a condo, my agent sent me a disclosure document before scheduling a viewing. My question is what are the most important things I need to double check and understand in a disclosure document.. Sorry this might be a very basic thing but this is the first time I have ever encountered such a thing.
We recently bought a house at the end of September. Today, a drain in the basement started to overflow with sewage. Thankfully, we were able to catch it pretty fast and stop too much damage.
The technician that we called to come snake the drain mentioned that he had been here before for the same issue a few time before. He called in and got a quick update on when they had been there last, and it turns out they had been there for the same issue while we were under contract for the house, which was absolutely not disclosed to us.
Are sellers under any obligation to disclose issues that happen after they sign their disclosure document?
Timeline of events:
Aug 11 - Sellers fill out and sign their disclosure document. Included in the disclosure is this info listed under "Physical Problems": "[Drain company] needed 100 ft snake and located paper towel causing basement toilet no flush"
Under "Sewer" they listed there were no known problems
Aug 13 - House is placed on the market. We submit an offer same day and it is accepted.
Aug 19 - We have the inspection done.
Aug 23 - Basement drain floods sewage. Sellers call [Drain company] and have the drain snaked. Sellers say they are selling the place and don't need anything else done.
Sep 17th - Closing. Still no mention of the basement flooding.
Nov 23 - Basement drain floods. We call [Drain company] where we find out that this has happened multiple times before, including on the Aug 23.
Hey all! With 2022 being now here, it's the year for Need for Speed. With that, in the back half of 2021, I made this document that details a lot of suggestions and comments that I think Criterion should take notice. In a way, this also serves as a follow up to the one me and u/MarkoCarCollector in 2020.
This document was put together after having interacting with a lot of you guys over the couple years, as well as from my personal experience working in PROJECT UNITE and a bunch of other projects for Need for Speed. While I know not everyone will agree with what is said, I do hope you guys hear me out, and I also hope this opens the conversation to what we can expect to see from not only the next game, but for all games moving forward.
