i'm from erode, tamil nadu and our nearby land got sold recently to a wealthy family having ties with current MLA. there is a small land of around 1000 square feet of ours sitting between their land and the road (this is because an irrigation canal was created in-between some years ago). they have tried to buy it from us for around 10 lakhs and we told them politely we're not interested.
we have all the proper documents with us and they tried to take it over several times and we showed some people in our village the documents we have and they said it's our property and they have no rights to take over and i thought it was settled. but my parents were saying let's put a fence around it just to be sure, and we did. when my parents came home today, all the fencing has been destroyed. i asked my parents to take pictures and go to the local police station and file a complaint.
i understand this is not a place for asking legal advice, but how can/should i prepare for defending our rightful land? should we approach the court and lawyer up? thanks in advance.
tldr: new neighbours are trying to occupy our land even though we have documents with us. what can we do?
EDIT 23 nov: just an update - we went to the opposition party ex-MLA and he phoned and talked to the nearby land owners. they caved and asked him to request us to sell the land. we politely declined and it's been stalled for now. will update the proceedings. thanks for all your suggestions. much appreciated

we have 3ft outside our compound wall ( we left it for vaasthu/Maintenance) we have been paying taxes and all the official documents are under our name. Recently a person purchase the adjacent plot and started his construction initially we had mentioned to him that we have rights 3ft outside the compound and he agreed. Then he started constructing his building on the border of 3rd feet meaning his building wall starts at the same point where our border ends it is in a scenario that if we construct a compound at our border both the walls it will be so close that they would touch each other.
One day suddenly when we were out of station he started dumping mud on the between area and tried to encroach the 3ft empty space(190 Sq Ft in Total). Then as per our lawyer's advice we have filed a suit and requested the court to appoint a commissioner to examine the site. This neighbor first postponed the commissioner work by saying then need some time to hire a lawyer and meanwhile we also made a police complaint because the neighbor started saying it belongs to him and no body should enter the 3ft space.
Then It seems that he also bribed the commissioner whereas he submitted the report to the court as there is no encroachment attempt and there is no mud dumping has been done.
My doubt is even though we have all the documents and govt records perfectly on our favor. what might be his approach/point of argument on the case. Delaying things and bribing all the officials seems to be his only strategy how far can he go with the same approach Can he actually win the case by following the same route?
It Also Seems that he hasn't got any corporation approval we had written a letter to corporation as per our lawyer's advice. The Situation is he wants this badly as without this his plot will be space less with zero light source and air circulation one side.
This being our first ever civil suit how long will the case take or what are the possibilities that might happen / How can we make sure that the case is heading in the right direction?
