Hi all.
I own a small sewing studio where my cash crop is teaching kiddos to sew. Seems outdated to some, but I live in a highly populated area with plenty of discretionary income and everyone likes to have their kids doing a million things after school. Also, I've worked hard to make our space cheerful and welcoming which the kids love, plus we make fun stuff, so we've found modest success in the <3 years we've been open. It's just my husband and I, teaching all the little 8 year old girls how to make pillows shaped like sloths and narwhals.
Pandemic closures forced us to reconsider what we offered when I couldn't teach any classes and I began offering retail fabric and tools to my niche customers. My words to my husband were "don't underestimate how much people who sew like to buy fabric" plus, everyone who could sew last year made masks. It's been going well, but it serves our classes the best having all the materials I need in house. There's no other small business like ours for 50 miles.
We also expanded our space last September from 300 to 650 sq ft in the building we were in, opening a wall to a vacant space, so we could resume pre-covid enrollment of students and we could actually continue to make money. We knew when social distancing fizzled out we could add more students. We've had our best year yet so far and expanding was an excellent gamble to take, because gratefully we had money in the bank and a loyal clientele. Plus, a covid grant from the local gov't helped take the sting out of the bulk of the expenses.
All this to say: our space isn't perfect. The retail shop is small, and the teaching studio could be slightly bigger to accommodate more students. I had a wait-list all winter for my kids classes. My parking lot is an absolute pain for the pick up/ drop off times. I joked a week ago that "I would like to go a year without talking about a major business pivot" and we agreed to stay where we are and make our space work "unless something perfect popped up" because our rent is reasonable and our landlord is chill.
But 2 days ago a 1200 sq ft space opened literally 100 yards down the street from us in an area that's tricky to find affordable spaces in the right size. It's $900 more a month than what we pay now.
Am I crazy for considering moving and growing the business so early in our existence? The last big change was forced upon us, this isn't. And it's such a nice big space right on our block. But my husband thinks if it ai
... keep reading on reddit β‘Hi, I was wondering if any of you had tips on how to find, scout a good cheap place for a studio. Of course I'm not having any luck on local classifieds or whatever would be my country's Craigslist equivalent.
It seems like for all places I imagine would be great (unused cellars, basements) no one cares to put up an ad since it's so niche.
I've tried directly contacting various larger buildings and either they get completely uninterested when I say it's going to be for sound-related work (so I just started saying it's for an 'artistic lab') or just don't have any spaces like this. I also posted up paper ads around the city since I guess that it might be older folks that might know about a vacant property of this type. So far a month went by, didn't find a single place like this in my town. So how do you guys do it?

Lucked out on that one: the reports of college were greatly exaggerated.
So my formative years were spent in contradiction, whereas adulthood has left me adept at untangling knots. But if you lean over right quick, I'll let ya' in on a secret:

I find purpose in helping others do the same. It'd be swell to meet some copacetic folks to waltz along the path with. Regardless, nothing's gonna stop me now from living an awesome life! I enjoy...
I'm engaging and winsome at smaller gatherings, but I'll always prefer libraries and museums to concert halls or stadiums.
Multiple trips through the ringer have taught me I'm pretty damn sturdy, despite a tendency to dive too deep. My bad luck has saved me from the worst luck! Only known allergens are church, Oprah, and reality TV.

Please consider changing rule #6. I love this sub, but the recent influx of NSFW tagged posts that get all the upvotes, just seem wrong when there are good solid DAD jokes being overlooked because of them.

So far nobody has given me a straight answer
I am currently in the hospital. I had a back operation yesterday. The surgical nurse came in my room and started asking questions about my back. She asked me if I had any falls during the last year. I responded just one. It was after summer.
She laughed and said in 20 years of doing this she never was told that joke.
Indian places are naan profit, Vietnamese places are pho profit.
I have passed by a commercial property for a few years now that seems to me (someone admittedly unfamiliar with the commercial side of things) like a good opportunity. That said, I'm confused as to why no one has purchased the property yet. I would be interested in doing so if it were a good deal and I could pull together the capital.
So first, some background on the location: the property is on the main street of a small-ish downtown. The city is just outside of a major city (20 minute drive) and is continuing to grow. The population is just over 20k, but there are unincorporated areas very close by where a large number of people live, as well as several other small cities that are near the major city. The city has been revitalizing the downtown and built an amphitheater that has become a major attraction for the locals. Businesses have been slowly but surely moving into the downtown area, and none have closed since opening in the last 5 years.
Background on the property: 1 acre with 4 buildings and private parking. Two of the buildings are occupied with long-term tenants. One building is a local restaurant that is usually packed and has been open for 4+ years. Another is occupied by a local jewelry store that has been there since before I moved here 8 years ago. Another building was a bank that moved locations a couple years ago, so this building is a little niche without renovations, admittedly. The fourth building has been vacant for at least the 8 years I've lived here. It is advertised as an office space and, looking inside as I walked by, would need major renovations.
The property is on the market for $1 million. But for 4 properties on the main stretch of downtown, 2 of which have long-term tenants already in place--this seems like a fine deal to me. Of course, I don't know the rents on the existing leases, and I understand that would be a key piece of information. However, surface-level, why is this a bad deal?

With Riot planning to overhaul AP itemisation come preseason 12, and given that I've been toying around with AP items ideas ever since the preseason 11 launch, I was wondering : why not go ham with it and just try to go for the whole overhaul ? Welp, numbers are probably gonna be all over the place, but that's also what feedback is for in the end.
So, without further adue, let's get started already !
So, quite frankly, I wouldn't change much about the current AP items. Most of them are doing the job just fine and do not require much change in my opinion.
The one big thing that I'd want to do however is decouple Lost Chapter from its mythic status so it can be used as a component in legendary items. The mana regeneration passive has to take a hit as a compensation, but Chapter not being tied to mythics gives a lot more freedom when conceptualising "mage-specific" item designs.

Another thing that I wanted to toy with, was the idea of an epic item outside of Leeching Leer that'd bring back the "cheap AP + Health" niche that was left vacant with the departure of old Oblivion Orb and Haunting Guise. So making a return as a concept :

Mana mythics are currently regarded as being some of the blandest mythics in the game right now, and not without reason. They do their job just fine once completed, but their buildpaths are extremely punishing, especially considering that their intended users do not have typically have the strongest of early games and have to compete against champions that do.
So, rather than trying to tweak the current mythics, I took a page out of the AD Assassin and Bruiser mythics, and took advantage of the epic items to smoothe out the buildpaths of entirely "new" mythics. Also taking a page out of the ADC mythics, I went for a utility / raw damage / defensive trinity of mythics rather than a "different shades of added damage" approach.

The queens clamor into the room following Aries' elimination. Nothiong but the noise of capezio's peeling from the insides of stilettos and heels falling to the floor fill the room as girls immediately rip off their shoes.
All the girls focus their eyes on Reeyo as they gather around to sit at the faux living room setup in the corner as silence overtakes the room.
"Well, I guess I'll spit it out, but bitch I'm gagged." Ace exclaims, breaking the tension with the heartiest laugh.

The rest of the girls gradually chime in to participate in laughing at the entire ordeal with Ace while Reeyo just sits in quietly holding the remnants of her coral runway in her lap.

"Well girl who should have been in the bottom over you otherwise?" Julie chimes in, relishing an opportunity to stir the pot.

Keep in mind, my son is 4 years old, so everything is an original to him.
I had to work late into the evening yesterday, and he was just going to bed when I got home. I had left home for the office nearly 14 hours prior, had a long day, lots of meetings, traffic, etc.
When I walked through the door, I was exhausted, run down, and starving. My wife hugged me and asked how my day was, and I replied, "Done. It was a good day, but has got me exhausted. I just want to grab a bite and go to bed. I'm hungry."
From my son's bedroom, I hear him shout, "Hi Hungry! Nice to meet you!"
Not only did it make me laugh, but I completely forgot about how hungry and tired I was. I went to his bedroom, and we laughed together about it. It was exactly what I needed.
