The performance package for the outgoing BRZ/86 were performance 18" wheel/tires, suspension and brembo brakes. The Ts, Hakone, and TRD versions only added cosmetics I believe, but the performance package was available on the normal trims.

I have trim finished and ready to install. Looking into what I should expect for someone to install it. About 500 linear feet of baseboard and 12 doors/closets.

I have seen a few of these posts, and wanted to share our experience as first time homeowners! It's been a ride, and I know there are people browsing who are beginning the journey of homeownership - so feel free to learn from our mistakes!
My husband and I talked about and researched homes for about 2 years, and then began the buying process in 2020. We live in a large midwest city where nice homes were selling for $300,000 (listing at $250,000). Our budget was $175,000 for a condo with less than $200/month fees or a house <$240,000. We had a spreadsheet for cost/property taxes/fees that we used.
We found a gorgeous, spacious, 25 year old half duplex for $245k. 2 full bath, 2 legal bedroom, a basement "legal" bedroom and an office. It's in a very nice area. Our relator assured us that if we got the house for $245k it was a steal. We ended up getting all of our closing costs covered and a credit for carpet. Part of the sale was that it was not contingent on inspection and seller was not expected to pay for repairs.
Here's what we really spent this year:
- $4000 carpet + $1000 to replace rotted subfloor sections from dog pee we began to smell in April
- $6000 for Furnace/AC (on special)
- $5,500 for a rotten patio door + water damage
- $500 gutter work/upgrades
- $250 dehumidifier
- $500 heating vents for basement
- $600 plumbing repairs (took two visits to fully resolve issues)
- $175 fireplace/chimney inspection repairs
- $50 landscaping help (cut overgrown bushes/trim low hanging branches)
- $1700 in unpaid property taxes that legally we were required to pay (we tried to fight this)
- $1500 property tax jump 2021
- $100 fridge filters (who knew)
- $500 garage spring/pin pad/new remotes
- $1000 scam "handyman"
- $200-$500 tools/minor repairs
Things for 2022/The future:
- Electrical work $TBD - we have a huge list of non-urgent work
- Water softener - $1500-$1700 estimate
- Washer/Dryer replacements $1000?? - they're in terrible condition but my clothes still smell clean...for now.
- Pest Control $TBD if needed (mice prevention/carpenter ants/spider spray)
- Garage will need a new motor when it dies $500
- Roof is overdue $5000 for our half
- Windows - There's are 11 on our half that are showing wear
- Bathroom upgrade - minor water damage from previous owner
- There is some sort of issue under the kitchen sink that will need to be dealt with eventually

Why YSK:
1.) Insurance will ALWAYS try to offer low first, sometimes leaving you with a balance owed on your old vehicle loan or leaving you unable to replace your vehicle with a vehicle of similar value.
2.) They may also try to force you to repair a vehicle which is so damaged that it will be nearly worthless (or dangerous) after the repair.
With the price of used (and new) vehicles skyrocketing, insurance companies are pushing heavily to "repair" vehicles with fire damage, frame damage, firewall damage, etc; due to the high cost of replacing your vehicle often leaving you with something unsafe and also worthless to any potential buyer in the future.
What to do:
Situation 1.) Ask the insurance company to provide you with a list of 3 of the exact same trim of vehicle, in the same condition, with the same mileage for the $ they're giving you. They will be forced to give you a proper amount, in order to replace the vehicle you were paying them to insure.
Situation 2.) Get an independent estimate from a reputable body shop, and if you believe your vehicle is beyond repair and ask the body shop if it were their car, would they repair it? If the answer is "no", then fight your insurance company because you're about to get a raw deal..and possibly end up with a vehicle that's now dangerous and also possibly worthless to any lender or any future buyer (or any future insurance payout..)
Long-time lurker, first-time caller. I did some maths this weekend to validate my gut feeling that I could FatFIRE in about 4 years. Whether I will is another story altogether, but I thought I'd share that all with you to check my assumptions and share with those who might find it interesting. I'm happy to answer any questions that don't dox me.

The first thing we want to look at is how much are we spending and how much will we need in retirement? Without this, it's impossible to have a clear retirement plan.
I'll be honest: I didn't have a great handle on this until this last weekend when I went line-by-line through all my bank statements. I never operated with a strict budget. I knew I wasn't spending more than I could afford, given how much I was saving, but I didn't really know how much I'd need in retirement. My wild guess was around $250k.
I was way off in how much I spent last year. I actually spent $415k last year. Uh oh, let's dig in.

The world feels uncertain? Perhaps the only difference between the reality of tragedy in life today compared to 20 years ago is how fast news travels. the power of media outside of conventional new of the last 50 years has been drastic. These sources range from podcast to social media, and soon a mataverse. The world has always been in a constant state of conflicts from international to domestic affairs. Not all events lead to crashes, some may even give rise to HUGE opportunities. The only significant difference this time is the tragedy of COVID and its aftermath. Whos to say the aftermath is negative for the market specifically. In fact i see technological advances from the mistakes learned in this b.s we all got caught on in, thus paving the way for more market opportunities.
Hike increase was known ; Hike increases will be less impactful then previously thought . Theres a difference between the reaction of the number itself and the actual impact of that number. The number was slightly higher then estimated followed by an overaction. Once they realize the impact isn't as bad because feds will continue to print and people will continue to afford, theyll soon talk about how stable the rates are.
Midterms: every midterm election is a moment of great uncertainty, markets use that as an excuse. Yet every president needs his last two years after midterms to have better economic poll numbers. And if they don't the market will rally behind the next president. They will try everything they can to pass spending bills, first its a fat one, once it doesn't get through, like a brisket they trim it down to the perfect fat amount to tickle both parties. Once a new president is elected the idea of a great economic run based on b.s promises runs the market again...it also depends who actually keeps their promise.

They are stupid plays on words, lame puns and so on. There has to be a clever pun or wordplay for it to be considered a dad joke.

Last month, I met the original mascot who inspired the name of a certain fast-food restaurant. I still have nightmares every night after the experience. It started with an anonymous email sent to my work account. I amβ*wasβ*a reporter with a bit of a bulldog reputation for my neck of the woods. Exposing unethical business practices, local political corruption; I was all over anything secretive or scandalous. So when that email came in promising me a massive scoop if I investigated a particular branch of this national franchise not far from my town, I was packing my bags by that afternoon.
The building didnβt look special from the outside. It was just a typical fast-food place. Lots of big windows and cheap-looking trim. A giant sign with the restaurantβs red-headed mascot loomed over the parking lot. According to the anonymous email, the real story was hidden in the sub-basement. I decided to go inside to grab a meal and scope out the location. The place was just as boring on the inside as the outside. I spent an hour picking at my food, watching the clock. The only interesting thing I noticed was an unusually small door marked, βSENIOR STAFF ONLY,β located in the same hallway as the bathroom.
Eventually, I left the dining room but stayed nearby in my car waiting for the place to close. They shut down earlier than I expected, not much after 8 pm. I stayed in my car until all of the staff appeared to be gone then I casually approached the front door. It was locked, naturally. But my time as a trouble-making reporter left me with several useful skills, lockpicking being high on that list. I had the lock opened in fifteen seconds, then I was inside.
It was dark so I pulled out a flashlight and headed right to the hallway with the unusual door. That was locked, too, and this mechanism was far more complicated than the security lock on the front door. It took me closer to fifteen minutes to open the door marked SENIOR STAFF ONLY but finally, I heard the satisfying click of all of the pins lining up in the tumbler. I pushed the door open gently, not sure what I might find.
Stairs. Lots and lots of stairs lay before me, steep steps down a dark, narrow stairwell. I encountered three more doors on my descent, each harder to pick than the last.
