My mother came over today for our annual tradition of making Dutch beef croquettes, and when we were done, I made a lunch of leftover bean and bacon soup (and fresh croquettes, of course). We'd discussed different techniques over the years (I'm in my 40s, she's in her 70s), but it occurred to both of us that she'd never actually tried any soups that I've made. Anyway, she loved it, and asked for the recipe, and I had to say that most of the secret was in the stock, because the rest of it was pretty standard (soak beans, fry bacon, cook down onions/celery/carrots in rendered bacon grease, cook beans in broth till tender, then add bacon/veggies and simmer).
I went into a little more detail with how I made the stock ahead of time and freeze it, and she actually (!!!!!) said my soup was better than any she'd made and she'd like to come up another time to watch me make everything start to finish. We set a date for after the holidays, and now I'm sitting here feeling like I just won the Nobel prize in cooking. It's not like she ever disparaged my efforts at all, but most of what I know I learned from her.
Is there a better possible compliment for your cooking than to have your teacher ask you to show them how?
Let me start by saying, I absolutely hate the look of grass replacement photos for real estate. That being said, I get a ton of call for it over the winter months. Iβve been farming out the work to Box Brownie and they do a decent job, but Iβd like to do it myself. My question is this; does anyone have or sell high res/realistic grass photos to be used in Grass replacements??
I am a first-time homebuyer. I just got pre-approved for 200k conventional loan. I would like to pay between 5-20% down payment. I have nothing in savings, I rolled it all in stocks about 10 months ago and continually add to it on a monthly basis. I originally started with about $6k in savings.
My question is - Is there a way I can use the stocks as leverage or collateral to use as a down payment? Or is the only option to sell off my stock?
EDIT: For further clarification, I am aware I must use cash as a down payment. I am investigating and researching' basically doing as much D&D to come up with a 5-20% down payment WITHOUT having to sell off my stocks. I started investing in Feb with $6k. Also, on occasion, I trade using call options. That is the primary reason I do NOT want to sell stocks. I would hate to sell off my stock and waste away a year of stock growth. I will be basically starting from square one all over again. I am also trying to avoid capital tax gains.
EDIT2: The lender told me an 80-10-10 (piggyback loan) will not work in my case either. Other details:
