Thinking about buying a townhome Iβm Minico. Specifically the subdivision between the Gardiner and Evans and Islington and Royal York. I get a feeling that Mimico is going to appreciate in the next five years. Itβs still relatively affordable, thereβs lots of construction of townhomes and condos and itβs very close to DT. Also canβt forget San Remo. Thoughts?
Hi everyone, my partner are about to embark on a rental search in the Mimico area right now. Does anyone have any experiences/opinions (pros and cons) on the condos below?

Anyone have any insight into what's going in Mimico. I've noticed all the condos in MIMICO are going for over 600k recently. Even the 1 Bedrooms are going for that much. I took a drive down Lakeshore (west of Parklawn) and I don't see the appeal. On the southside there is a bunch of low-rise unsightly co-op buildings and the store fronts aren't the most appeasing to the eye. There is this low rise 11 Superiore Ave (that I linked above) which I looked at which has no amenities and really high fees and even the 1 bedroom above went for close to 600k. A few months ago a 1 bedroom in that building went for 430k. Did the market really add 100k value to this building in the span of a few months. I use this building as an example because it seems pretty 'meh' but the same can be said for all condos in the Humber bay Cluster
What the heck is going on Mimico? Is this spill over from the detached market? Spill over from the Downtown condo market? or is there something that I'm missing. Is there going to be a massive make over that will make Mimico and the whole Lakeshore West a new trendy area. I don't see how these units are going for so much.

I am looking for my first home and was looking into Mimico. For those of you living there, whatβs your opinion on:
How is the area in general. Itβs got lots of nature, but how are the options for restaurants, groceries. Are these a short walk or is car a must ?
The transit options from DT. Though Mimico GO is just 15 minutes, I couldnβt see any options for buses from MimicoGO to buildings about 1.5 KMs from there.
Any suggestions on buildings to look at would be great. ( looking for 2B 2 W with a budget of 7.5-8)
Any idea why most buildings have such a high maintenance fee there ?

What's everyone thought on Grand Central Mimico Project?
Place looks to be an absolute dump right now and rent around that area is about $1800/month. Looks like Vandyk is going to redevelop the area they the purchased but the surrounding area will still look like a dump but one positive I see is close to DT and they're partnering up with Metro to integrate GO transit with 2 of the buildings.
I wonder if this area can command a 2100-2200 month rent by 2026 for a 1 Bedroom with parking.
