A few years ago my uncle passed away and in his will he left multiple properties to different individuals. One of them is my grandparents' home, left to my mother, and the other is a house that is being rented, which was left to me. My mother and I are both in the United States. My mother deals with matters related to both properties (communicating with tenants, having repairs done, etc.) and for a while she would give me the rental income every month, retrieved by a family friend.
However, about two years ago my mother decided to stop giving me that rental income and has kept/used it for herself. Part of it goes to necessary costs for both our properties. She claims those necessities cost a lot, but they do not (she showed me receipts previously). She also prevents me from accessing any original/copies of documents related to bills, as well as the will (and/or a copy) itself. She says the money belongs to her because I live with her. However, I am over 18, and the rental property is legally in my name, not hers.
What should I do in this situation? Is there a database or records kept of the will somewhere? How do I navigate this so that I can get the stolen income back, and also stop her from interfering in the future? What rights do I have here? I am willing to take legal action as that is the only way my mother can cooperate. Appreciate the advice, thank you!

Currently at the bus station in Uruapan about to head to Querétaro. I just wanted to let everyone know that I had an amazing time here. Día de los muertos was truly a once in a lifetime experience. Morelia is a really beautiful city. Colonial vibes and situated on top of a hill with amazing views in every direction. Janitizio and Tzintzuntzan were both really amazing villages with great views of the lake and surrounding mountain. Had some kick ass carnitas there too. Also the mountain region around Uruapan is stunning.
Also wanted to say that although I understand there is a lot of cartel violence here and the experience for the local people here is obviously going to be different than mine as a foreigner, at no point did I feel unsafe or see anything sketchy whatsoever. Only thing I saw that could maybe ve attributed to narcos was when I saw someone driving a Porsche in a small mountain village an hour outside of Uruapan. Maybe it was just a rich chilango though, who knows.
