Iโve been in Real Estate about 11 months now and Iโve been a buyers agent and closed 4 times. I feel confident with buyer leads as I have experience with them but I havenโt had the opportunity to be a sellers agent and I really want to get a listing!
I used to HATE cold calling, but I am making it a part of my morning routine and even though Iโm not necessarily great at it yet, I am trying, practicing with real people and getting better at the conversation.
Social media is another huge platform of mine. Iโm confident that my posts actually engage with people and are interesting. I film reels, photos and post on my story consistently. Iโve actually gotten a closed buyer sale from social media and some good leads of friends looking to buy sometime soon.
I just started my postcard farm route sending out 2 a month with something of value.
Most of my SOI are going to be first time home buyers in the near future so again thatโs me being a buyers agent. Not complaining, I love helping buyers but I would just like to be on the other side sometimes as I see so many listing agents out there and Iโm asking myself why I havenโt been one of them. Does anyone have any advice on what else I can do to land at least a listing appointment?
So it is for a little over $150K USD and the realtors think it is a good price for the property, but no one wants to even attempt to sell it in BTC. Some agents don't even know what Cryptocurrency is!! WTF?!

Hi all - I'm considering making a land purchase in a mountain community about 2 hrs from where I live. The idea would be to buy a single lot and have a custom home built there as an investment.
One thing I'm torn about is whether to use a buyer's agent for the land purchase, as I've seen some folks argue that they're not necessary for land deals. And to be honest, I like the idea of being able to reach out to seller's agents and negotiate w/ them directly.
For context, my experience with real estate is not extensive but also non-zero. I've purchased my first primary home within the last year, and in early/mid 2020 I went through a pretty lengthy search for a cabin in the same mountain community I'm considering here. In the previous search I considered both buying and building, so I've spoken to some builders in the past and picked their brains about what to look for in a lot and potential pitfalls. I also know that some of them will help you pick out the lot if you commit to using them as your builder.
If you were in my position, would you use a buyer's agent for this deal?
How do I fix this and is there any reason to file a complaint or anything? Lots of other land sold all around me and I wasn't getting any hits and didn't know why, it perked and everything, only 4 people while others were selling like hotcakes. I am soo angry right now that I learn this 6 months afterwards! How many agents didn't even show this to their clients because it was listed as OS? How many potential buyers wanted this and their agent told them that is was zoned Open Space and therefore not buildable, it doesn't matter that it perked. I can imagine helava convos with potential buyers just explaining how bad a OS property is. MY GAWD!! WHY?!!

Since the deal is probably going to be under 40k I am having trouble finding a buyer agent interested in helping. I've called several and none of them have even put me on automated MLS updates or anything. I've been visiting properties myself to check them out and reaching out to listing agents directly with questions, but I am zeroing in on a few choice properties and not sure how to proceed with moving forward.
What's a good way for me to find a decent realtor for this small deal?

Should I remain anonymous so that the seller doesn't up charge with the knowledge that I live across the street?
Its a hay field and I love watching the sun rise. Would hate to see it developed, and have cash to pay a fair price.

I've done the rounds of emailing around to various agents, and so far I haven't been successful. I've booked a fairly substantial amount of work, so I know I'll get there eventually - I just want to set myself with the best chances of landing one when the opportunity comes along.
I'm in the process of sorting new demos as unfortunately I'm not overly happy with the quality of my last ones (even though they're only ~3 months old), and I recently grabbed myself a website and wondered if I might be able to get some feedback on how it feels!

The Land of The Abducted is a world located in-between dimensions. It appears to be infinite and displays unique and bizarre qualities. A Mysterious force seems to control it and abduct random people with its reality warping powers and bring them to The Land for unknown reasons. The Land of The Abducted has a strange day and night cycle in which both the day and the night are separated into two phases both of which last approximately for ten hours. The day is separated into The Yellow Phase and The Blood Phase and the night into The Rain Phase and The Twisted Phase. There is also The Transition Phase in-between the day and the night which lasts for four hours. Every time the phases switch the land also changes.
The Yellow Phase is named after the yellow sun that shines during this phase. Notable land features include forests of grey, rocky trees, a fog that feels supernatural, normal colored water, floating, glowing fruits, randomly appearing fire tornadoes which warp reality close to them, giant mushrooms, toxic swamps, unnatural cloud formations and strange, large tentacles that appear from apparent holes in the sky and kill all who come too close to them.
