Rate your property manager (IV). Who is your property manager and what is your honest review of them?

Just wondering if you guys have the same experience? Mines sierra, and honestly pretty meh. They come around and frequently ask us to do little things, or sneak in β€œlabor charges” for random trash pick up without notifying us. Slow to react on issues with the property, even ones that are pretty pressing. The property itself was pretty fucked when we got there but it’s liveable. honestly 4/10

Property manager didn’t turn up for the routine inspection on the noticed day

We spent two days deep cleaning the entire apartment (including moving furniture to steam vacuum the whole carpet) and making sure everything looks bright and shiny.

Inspection was supposed to happen at 9.30 am but no one turned up for 2 hours so I sent an email asking if there won’t be one. Only then they let us know that they can’t make it today and would reschedule. It pretty much sounded like they forgot.

This means that we will have to go through the same trouble on another day soon. Isn’t this a huge disregard of the effort and time of the tenant? I’m still really tired from all the cleaning and it makes me so mad to think I’ll have to redo everything again because they probably forgot to pen our inspection into the calendar.

EDIT: because some people are assuming we usually live in a pile of filth for cleaning to take two days. Moving of the furniture, steam vacuuming and waiting for the carpet to dry took an entire day. The other day was just tidying up but it was still a lot of work. We wanted to do a good job without half ass-ing it, probably because we are new to renting in a new country. We do clean and vacuum regularly being people who are very averse to piles of dishes or laundry on top of having dust allergies. No need to waste your words on trying to teach us how to clean an apartment, thanks though.

On top of that, we’ve heard nightmare stories from other people about being flagged at routine inspections for the tiniest things, and we didn’t want to give the REAs a reason to flag us too however small it might be. Excusing general wear and tear is expected and sounds nice in theory, but doesn’t happen practically it seems. We didn’t clean extensively because the place was filthy, we cleaned to make it look better than they’d expect us to.

In my job, some of the people with whom I work are property managers. Unfortunately, they're also total douchelords who take Quinovic's approach of treating tenants like shit and apply it to everyone.

Property managers are patronising and condescending. Petty details like the law and being accountable to the owners of the properties they 'manage' don't seem to come into it. The sooner they're regulated out the wazoo and the number of cowgirls in the industry (in my experience, most male property managers have been great to deal with and the people bringing the job into disrepute just so happen to be women) drops faster than the share market in 1987, the better.

PSA If you are without heat and the property manager will not fix it but instead offers excuses, you have options. They cannot give you space heaters and tell you to bundle up for the winter.

I've been going through a nightmare where I rented a house in Eugene for my family and then the furnace broke. The homeowner that I'm renting from also manages the maintenance. They offered excuses instead of repairs. I did diligence and have exercised rights to basically do a "reverse eviction". We found somewhere else to live, gave 48 hour notice, and moved out all while the landlady is telling me she won't allow it. The thing is, I found local specialists in this area of law and for a $50 consult the problem was solved. Do not let property owners take advantage if you are renting. I would hope that my case is rare, but I'm posting this as a PSA and will offer anyone more information about my experience if they are living through something similar. Not having heat is no small issue. Do not be bullied by someone who will not produce repairs. No matter what they say the heat either works or it does not. If they only offer options that plug into the wall, they are acting illegally.

Roommate who's spending my rent money on living expenses instead of paying rent to the property manager

Hello everyone! I'm not sure if this is the correct sub to ask this question so let me know if there's a better one to post this question in.

So I'll keep the back story as short as possible. I moved in with a friend about 5 months ago and everything was going great until a month ago. I was home by myself when I heard a knock at the door and it was our property manager asking where last month's rent was. I told her I paid my share and thought my roommate had already given the check to her. She then informs me that my room mate hasn't paid any rent for 6 months but because of covid, couldn't be evicted. But now, since the covid eviction protection is over, she needs to start paying the 6 mos of back rent or we're going to be evicted. I was shocked, especially since shes charged me a $60 late fee every month since I'm paid on the 15th every month and rents due on the 1st. She's not working but I was told her parents are paying her share of the rent for her until she finds a job. She doesn't know that I spoke with the property manager and is asking for my rent for this month plus another $60 late fee.. I'm just wondering if there's any legal recourse I can take or if I should tell her to f*ck off I'm not paying you another cent. I just don't think it's right having to pay especially knowing we could be evicted at any time.

Side note: neither her or myself are on the lease.. the last room mate that lived there before me was the one on the lease and some how my current room mate was able to keep the lease under the old room mates name.

Thank you for any help with my question. I'm really confused about how to handle this situation.

Do all property managers have shockingly bad grammar?

We moved here from overseas and have rented the same house for 3 years, we've been through two property management companies and 7 (seven!) property managers in that time. So, I feel like we have a decent handle on the quality of property managers in Christchurch.

Each one of them was/is barely been able to string a coherent email together. The most recent email we received, which inspired this post, switches tenses about 5 times and reads like it was written by someone who learned English as a second language (each PM we've had has been a white New Zealander). We think maybe they're trying to sound smart and "legal" in their emails, but it just comes off as incredibly incompetent and incoherent. I can't believe I pay these people over 20k a year in rent...

So! what's your best (worst) property manager email? How many property managers have you outlived at your flat?! Are we just ridiculously unlucky?

Gotta do it, another rent rant. But this time from a property managers point of view.

It's that time of the month again when I fucking hate my job. It's around this time each month when I'm looking at my list of evictions and applying for assistance (sheriffs) it's around this time of the month the owners of my building start passing in rent increases or not wanting to pay power anymore.

Every month around this time I don't want to wake up and go to work. The enthusiasm is sapped from me. I genuinely love my job. I manage over 50 buildings in Moncton. I work for 50 different owners with 50 different budgets, 50 different expectations.

I genuinely enjoy talking to clients, building a rapport, finding a unit that fits their needs. I'm not predatory, I won't rent to you if my rent will eat up more that 40% of your income. I just won't. I'm comfortable at 30%

But every single fucking month I'm walking up to my tenants and pulling their name from a stack of rent increase notifications and it fucking kills me.

I've watched single moms drop to their knees in tears. I've had numerous tenants scream at the top of their lungs at me. I hate it. I don't want to do this. But I have to.

One tenant was screaming at me to just not do business with these types of owners. We don't run a charity. If we stop doing business with owners who exploit the free market they'll just find someone else to do it. But I promise you I'll bend over backwards to find you another unit that fits your needs.

Any unit under 1k that is listed, I get 200 messages and it's gone in a day. I don't even have to do viewings half the time. It's sight unseen they sign a lease. It breaks me.

It didn't used to be like this. I've been in the Industry for years. Rent increases used to be 20 bucks. Now their 2,3,400 bucks. That's not a rent increase that's an eviction.

I know one Chinese family that just closed on their 70th building. SEVENTY FUCKING BUILDINGS. That money earned is going to China. It's going to investors in BC or Ont where it's too expensive to Invest.

I closed on a building last week at 320k was evaluated at 212k. Was bought from a company based out of BC sight unseen. They'll never see it. But they now have to double the rent to make their over priced purchase worth it.

I had someone the other day walk up to me on St. JOHN. Said there was 4 of them, all on assistance all wanted off the streets could I help. Fuck no I couldn't help. You get 325 a month for rent. No wonder their on the streets.

I understand that this has been escalated to corporate, but this is the second time I've been told that in about a year, and last time, I've received zero follow up at all, even after I asked for one.

Imagine the existential dread of living with your family, directly below someone who has no regard for your life or that of your family.

Imagine that the two authorities that you are able to contact do literally nothing, and a year after being promised a resolution, not only has the offender- whose name they refuse to give you makes good on his promise to make false claims against you.

There were two. While waiting for resolution, he's made at least two false claims against me with the police. That they were dismissed is irrelevant.

[Property manager-US-CA] should I tow a car blocking apartment complex parking

There is a car who keeps parking in the red zone, blocking half the entrance of the parking lot. I've been "nice" and left a note telling them to not park there and the next time they do, they'll be towed. Well that "next time" is today. I probably should tow it right or they'll never take me seriously? I've only been a PM for a little over a year.

How I got a store manager fired for selling my property to a Karen mom

I'm 26m and am both autistic and have severe PTSD from some childhood trauma caused by both of my parents that I really don't want to get into. I'm on a few different medications for depression and migraines and have to live in section 8 housing that I just moved into a few months ago after being on the waiting list for years. I don't like being touched or loud noises. And I certainly don't like seeing anyone take my stuff.

When I moved to this city for the section 8 housing I'd been gifted a brand new razor kick scooter by a friend to get around my new area with. And I love it. It's black and made a bit sturdier than typical ones for an adult to ride and has bigger wheels. It also isn't sold in the local stores, but they have similar looking ones in the bike department. And obviously I don't just leave it outside when I go into a store. I fold it up and put it in my cart while shopping. I look kinda twitchy so most people leave me alone. And I'm just fine with that. But touch me without consent or take my stuff and be ready for a massive freakout.

I went down the canned food isle and started browsing the chunky soup. When I picked what I'd wanted and put the cans in the cart, I noticed my scooter was gone. And there was a woman with a kid fast walking away while carrying it. I shouted after them to return my scooter. But they ignored me so I abandoned my cart to give chase.

When I caught up to the lady and the kid I tried to take my scooter back and the kid screamed so loud my eardrums felt like they were gonna pop. And the Karen mom shoved down while yelling something I didn't hear because my ears were ringing and my brain just stopped working for a moment.

A manager noticed the commotion and came to see what the trouble was. I didn't even get a chance to speak when the Karen mom started calling me a creep and was demanding I be thrown out. I kept trying to explain what really happened, but the Karen just kept yelling over me. We were separated and I was made to sit in an office. The manager approached me and I asked him where my scooter was and he admonished me and said it was sold to the Karen, and I shouldn't have tried to take it from the kid when they were just trying to buy it from the store. Then he pointed out he had to give the Karen a discount just because of the situation.

I understandably freaked out and told him that the Karen had taken my scooter that I came into the store with. And it wasn't sold there. The manager just looked confuse

Leaking Apartment: Strata property manager ignoring us

Posting here since it's Vancouver based. Bought an older apartment unit a few months ago and have had the pleasure of dealing with my first strata and property manager (so much fun...)

About 2 and a half weeks ago noticed some minor water dampness on the ceiling where it meets the outside wall. Our building is weird in the fact that essentially my bedroom and living room are underneath my upstairs neighbors deck (our building tiers up and into a hill, ya'll have probably seen this building) Contacted property manager since structural stuff like that falls on the strata. I contacted them to let them know that I didn't want this leak to get worse with all the rain we've been having. Basically the last 2 weeks have been me trying to get someone to come over and look/fix it and the property manager/starta spinning there wheels.

Fast forward to two nights ago when wouldn't you know our ceiling and wall begin to full blown leak, water everywhere. We call the "emergency" number given to us which is a middle man to our property management company and for some reason they decide to send out a flood and fire restoration company but do nothing about the actual leak. So essentially we have a dehumidifier in the room while a leak continues. Contact property manager again to try and get someone out to fix the leak before it gets even more worse. Basically ignored all day on the matter.

Well what do you think happens last night? Of course the leak spreads to a different wall/ceiling and begins POURING out. Called the number again. Our property manager is now full blown ignoring us. Not answering emails, not answering phone. I don't know what to do. We're not on the hook for this but don't know what my options are right now? Can I legally call a plumber or contractor and try to bill the strata?

Any help or suggestions would be great.

EDIT: The water is either coming through the membrane of the concrete or the upstairs deck drain that slightly goes through our bedroom (1/3 the length of the ceiling) Either of these are on strata to cover, yes?

Calling Landlords and Property Owners/Managers: Vacancy Issues

A bit of backstory, I own property is a small town. Its not a major metropolitan city, Estimated population of the town is 48,000. Most families live off minimum wage/regular paying jobs. Lately, I have been at a 16% vacancy rate. Historically, the units were filled at 98% capacity. I cannot understand the lack of tenants. Our units are underpriced compared to the competition, centrally located in the city, and next to a local university.

Our advertising on Craigslist has been enough in the past. We were fortunate enough to avoid major listing sites to gain residents. Yet, the last few months residents have moved out and few have taken their place. Currently, we have about 25 units needing to be filled.

I have ramped up advertising at the school, increased housing-wanted posts online, purchased a "Rent Now" banner for the front (lol), and offered referral credits for new contracts. Can anyone provide advice on how to bring in new tenants and keep the existing?

How often should I expect to visit my rental house even if I have a property manager?

I'm buying a house in a college town to rent out to students. The house is 7 hours from where I live so driving up there is gonna be a bitch. I found a property manager who's going to manage the house in exchange for 10% of my profits. I know that life is full of surprises so realistically how often should I expect that I'm gonna have to visit the location in person? I was aiming for once a year at most.

If I have my own router and my property manager has the modem, is my internet usage private or not?

I live in an apartment. The property manager for the building has the modem, and each apartment gets their own router.

Initially, I used to use a VPN because I did not want my internet usage (e.g. what sites I visit) to be visible to the landlord.

However, I stopped using the VPN since it slowed down my internet and my impression was if I have my own router, the person with the modem can't see anything I do on my end.

Is that correct, that my internet usage is private if I have my own router? Or is my landlord the internet service provider if he has the modem and he can see all my internet usage?

Why do the majority of property managers suck??

Ours has been an absolute nightmare. treated us like absolute crap, I’ve posted in here about it a while back. I don’t want to rant and rave, but she essentially refused to get repairs attended to for months, then served us a non-renewal termination notice when we breached her/the lessors. We’re having to go through court bc they’ve refused a rent reduction/compensation. Now they’re trying to push through termination of our lease before Christmas, when we’re really struggling to find any viable properties. Assistant property manager lives next door.

And has a camera pointed right at my front door. It's uncomfortable as fuck. Like, I'm in my 20's, recently single and kind of going through a whore phase that isn't fucking hurting anyone. I make no noise. My guests don't bother anyone. They have the ring notification set loud enough that when someone goes in or out it wakes them up and then they act like it's my fault they got woken up. It's ridiculous. What can I do? And don't say move cuz I can't do that for 3 more months atleast

UPDATE: Leaking Apartment: Strata property manager ignoring us

After several voice mails and emails the property manager got back to us. We also had our insurance send someone to look at the damage as well (We emailed our PM to ask for the building insurance documents and CC'd the insurance adjuster and the PM legit replied in 2 minutes)

We were able to get a general contractor out to have a look. Upstairs neighbor wouldn't answer their door so he climbed up a ladder to their deck. Low and behold we found a god damn swimming pool. Entire deck was under 3 inches of water. Shocking. Even funnier is we were told last week or so that they sent someone to look at the drain and said it was fine, which was refuted by the contractor since he said this would have been pooling up for weeks.

Owners are responsible for keeping the drains clear at all times. This has been written on notices that are posted all over the building as well as constantly mentioned at strata meetings. There was also some siding on the outside wall of the deck that was improperly sealed up as noted by the contractor as well which probably added to the leak. Finally got a hold of the neighbor and they were quite old and seemed quite out of it.

So my question: is this negligence on both counts? Are we on the hook for this? How do we proceed?

I really appreciate everyone coming out of the woodwork with help and suggestions. Don't know if anyone wanted an update but thought maybe you're having a slow work day and could use some drama haha. Cheers

Is my property manager scamming me? (Massachusetts)

Hello fellow land-lovers. I have recently taken up some responsibilities for a rental property owned by my family in a pinch.

This apt. is managed by a local property manager at this time. Due to our being in a completely different part of the country this is a necessity for at least another few months.

It is my understanding that it's normal for a PM to sign the lease on behalf of the owner. However we recently requested a copy of the lease to which the PM replied "that is private", as if to state that the lease agreement is between him and the tenant.

My question is, is this a legitimate claim by the PM or is it likely that they are trying to hide something?

AITA for laughing and telling my property manager to get stuffed?

I'm a model tenant. Always paid my rent on time, I'm a bit neurotic when it comes to cleaning, quiet and respectful and I've been renting this house for 8 years. The owners adore me. My old property manager was a peach to deal with but she moved on to a different company and I met my new property manager this morning when she came around to do an inspection.

I took the day off work because I wanted to meet her and it was going well until she passed me the report saying that everything looked good, but I had to remove the two armchairs in the living room. I asked what was wrong with them and she said that they were 'ratty and an eyesore'. The said armchairs in question I've had for 3 years however I got them off a friend who didn't want them anymore. The leather is worn and torn, they're an awful shade of green/brown and yeah, they're ugly as all hell but they're the most comfortable armchairs I've ever sank into. They don't smell or anything either.

I told her they've never been an issue before and the previous manager had shown photos of the living room to the owners and they'd never said anything either. She was kind of rude and snapped saying that (old manager) isn't the property manager now, but she is and that I should take her advice because she can and will feed back everything to the owners. I dunno if it was a power trip or something that she was on but I scoffed/laughed at her and said "Yeah nah, get stuffed" kinda without thinking and then followed up with "Sorry but your job is to make sure the house is being maintained, not to come in and tell me to ditch my stuff."

The inspection ended on a sour note obviously and she ended with "if those arm chairs are here next inspection then I'll follow it up with the owners. Just remember that my feedback is a deciding factor in whether or not you continue to stay here."

Bit rude. Didn't think much of it. Told my mum who said I was unneccessarily rude though so that brings me here.

I'm a landlord (downvotes to the left) renting out my old PPOR while I rent myself closer to work and I've noticed that anytime any work is required on the property the costs seem to be a lot higher than normal.

For example, I had two old taps that would leak from time to time. Before I left I had a spare one in a drawer so I went outside, unscrewed the old one and screwed on the new one, good as new. Skipped my mind to fix the new one so had the agent get someone out to fix it for the tenants and it cost me $350.

The tenants were having trouble getting tv signal so the agent asked if they could have someone out to look at the tv aerial. No replacements but it still cost $230.

When I left I obviously cleaned up the place but it needed a vacuum still, agents charged me $550. for a 110 square metre property.

Stuff like this happens almost every month so a good 30-40% of my rental income is being taken up by this. I want to be a good landlord but it's hard when I feel like I'm getting ripped off. When I lived there and had people come out for stuff it was no where near this expensive. I issues with the evaporative cooler on the roof and it cost me a whopping $50 for two guys to come out and replace a part in it to fix it.

Is this a case of the agent getting kickbacks from the contractors? Maybe a case of them charging more knowing the landlords not there? Is it worth trying to swap agents or does this match your experiences?

[Landlord-US-NJ] Tenant refuses to deal with property manager

Long story short, I’m the landlord for a condo in NJ and my wife and I found ourselves having to move across country to take care of my father. I hired a property manager to manage the property since I wouldn’t be able to and the tenant is refusing to communicate with the manager at all stating that the lease was between me and him. Some background, he has always been very difficult to deal with and is the sort of person who will cause problems just because he can. Does he have a legal leg to stand on here? Does the property manager need to be added to the lease?

Petty Revenge Transforms an HOA and Causes a Property Manager to get Fired.

For context:

I live on the westcoast of Canada and we do not have HOAs in my Province (like a State); however, we do have "Stratas" which are essentially the same thing.

A "Building Strata" is a duplex or condominium building where units inside the building are individually owned but a 'strata corporation' is formed to take care of the common property assets (e.g. hallways, parking lot, roof, etc.). Most have property managers who take care of arranging maintenance contractors, vehicle towing, garbage disposal, etc.

A "Bare Land Strata" is a little different, and looks like a typical single-family neighborhood. The Units are the individual strata lots and the common property would typically consist of the strata road (which may look like a public road), street lights, underground water/sewer infrastructure, and common amenity areas (like clubhouses, gardens, etc.) Most have property managers as well.

Of the two types of stratas' 'bare land stratas' are often the ones that have more issues as property owners may assume that their common assets (e.g. road) are owned by the City - and they don't maintain them which leads to failure of common property infrastructure. There are a few recent cases where a bare land strata never invested any money in maintaining their underground sewer/water infrastructure, and it failed, costing each owner upwards of $25,000. They often demand that the local government use tax payer dollars to bail them out, but 9 times out of 10 this tactic doesn't work.

The Background:

I worked in Local Government when I was younger and dealt with my fair share of bare land strata corporations demanding that the government enforce the strata's rules, or take over their infrastructure. Once I had saved enough money to buy a home I was determined not to live in a bare land strata... unfortunately I could only afford a condo, so I had to buy into a building strata.

It was a little quirky. The original property was one large lot that was developed into four condos with a shared driveway and common fountain/sitting area. In my opinion the City should have required that each building be on the same strata plan, but they didn't so pieces of the driveway was owned by different buildings, and there were legal easements to allow the other building to use the driveway.

Property Manager wants to change my locker

I just moved into my condo 3 weeks ago. I have 1 parking spot and 1 locker.

The PM called in a panic 2 days ago and demanded that I remove my contents from my locker and relocate it to a different locker. His verbal reason is that I'm in the wrong locker.

I have a Status Certificate signed by him listing the unit, locker and parking spot and I have a register transfer from my lawyer as well.

He is only in the office 2 days a week and when I tried to meet with him to discuss the matter, he had to leave for his other office and I should vacate the locker by the next day. I have done nothing yet as I have no formal notification in writing as to the reason for the move, or who will be responsible for any associated costs to re-register should this be necessary.

Today, I saw a notice posted in various places around the property asking "the user of said locker to contact the Management as soon as possible".

What are my options?

Can someone just tell you that a piece of property sold to you is no longer yours? And you should move to another property without proper documentation?

Does the Condo Management have the authority to change your locker assignment without providing any written notice or reason other than it's wrong?

I have no problem moving to a different locker (if it's similar in size and convenience), providing proper channels are followed. However, I'm not sure of the channels.

Property Manager refusing to pass on details of landlord.

Our landlord is selling the house we are currently living in. He has given us the opportunity to buy the house before it goes on the market. We have asked the property manager for the landlord's contact details but he (property manager) is refusing to give them to us. Just wondering if he has to withhold them by law or not?

I've been living in the same apartment for 9 months, and all of a sudden, I get two bill from EverSource. The heating/electricity is paid for by the managers of this property.

This is strange. I have lived in this apartment since March, and I never received an electricity or gas bill.

Then yesterday, I receive both of them, and they're charging me for the last 9 months here.

I live in a coop, and these costs are paid by the owners of the property.

Is anyone familiar with this?

A question for South Australian landlords or property managers about safety of rented premises?

This is a question for landlords and property managers regarding ensuring a rented premises is fit for habitation.

I'm asking on behalf of a friend who is renting a dilapidated house, currently with no written rental agreement, no bond and no inspections.

They were willing to do so despite the state of the house, because as a casual worker with a dog it's hard to find affordable rentals in a suburb central to their places of work.

They have lived there for a long time, maybe a decade or longer.

All the lights go out every time it rains heavily, due to leaks in the roof, and one power point has to be kept turned off all the time at the circuit breaker due to continuous current drain.

The light fitting in the poorly lit fully enclosed verandah can't have a globe fitted or it trips the light circuit breaker every time it rains at all, as the tile roof there is unlined and always leaks.

Also that area is moldy and slippery when wet so access to the house in wet weather is dangerous and unlit.

Most of the electrical work in the house was done by the landlord without a licensed contractor.

The same for the entire plumbing from meter to taps.

The hot water service is a secondhand electric storage service, installed by the landlord.

It doesn't stop heating up so it's a major scalding risk.

My friend has to turn it off at the circuit breaker and only have it on a couple hours before they need to use hot water.

The landlord won't attend to fix it themselves and won't pay for a licensed plumber to fix it.

It's been that way for several years now.

They wanted to buy the part they think is defective, and get me to fit it, my friend refused as I'm not a plumber, am disabled and not competent to repair a water heater anyway.

There are substantial other issues with the house, the moldy bathroom is among the worst I've ever seen due to structural issues with drainage and no sealant.

The list of other problems is too long for this post so I've only listed what I think are the most major ones.

The landlord just decided without warning to put the property under management, and increase rent by $90pw.

My friend only found out via the property manager sending a letter.

I'm guessing he saw how much rent others are asking these days, and wanted a slice of that too.

The property management service wants to do an inspection in the near future, as they haven't had any access yet to the premises.

My friend is concerned that the house will be deemed uninhabitable

Anyone here manage their rental property remotely from another city? Without a property manager?

Just as title states. I have a 4plex here in my hometown but I’m exploring the option of leaving to a new province or city. Wondering if I should bite the bullet and pay the 10% per month property manager fee, or attempt to manage it remotely; and when a tenant has a complaint, just hire a contractor to solve the issue, pay via email transfer, and call it a day. Seems doable in theory, but looking to hear the experiences of people who have done this.
