I'll start with Hercules. Almost nobody talks about it, but I think it has the potential to be a really cool city. Too start Hercules COL is quite lower than the rest of the Bay Area (On par with Davis I believe). It is also a very safe, and very diverse neighborhood. Safer than San Jose which is in general considered to be relatively safe. It also has pretty nice weather for the Bay Area and doesn't get too hot in the summer like some inland Bay Area cities like Dublin and Walnut Creek.
The main cons with Hercules is that it's commute to Oakland and SF isn't the best. All they have is a direct Bus to SF which will take 50 minutes to get to the Salesforce transit center. The schools are average or mediocre, but I think improving. It also doesn't have many small business restaurants and only big chain stores, so its a pretty sleepy suburb. Yet this is where the up and coming part lies in Hercules. Hercules is developing its waterfront and with it they plan to include an Amtrak stop and Ferry to SF.
According to Wikipedia the Hercules station would have a ferry which would take you to SF in 42 minutes along with an Amtrak station which could take to to the Jack London Station is less than half an hour, or Emeryville in less than 20 minutes. On top of that the new waterfront with its architecture is one of the cutest places I've ever seen in the Bay Area.

Are there any other Bay Area neighborhoods which you think will get a massive glow up in the next 10 years?
The Japanese culture ministry, which usually meets twice a year for the purpose, has announced the new list of buildings to be designated and protected by the national government this spring. There are no new National Treasures, but seven buildings have been newly designated Important National Properties (ICP's). As there are only 7 new buildings, I might as well introduce them all:
Kimura Institute of Industry, Hirosaki, Aomori Prefecture - Hirosaki is one of the best places in Japan for traditional architecture. Along with Hagi and Kanazawa, it has one of the country's best preserved castle towns, with a lovely castle, an interesting old samurai neighborhood, and a plethora of nice temples, shrines, tombs, and other buildings dating back to the Edo Period. There's also lots of well-preserved early modern architecture in the town, and pleasantly enough, the local tourist association produces maps which cover something like 100 buildings in the city, enabling you to easily visit what you think are the highlights. Hirosaki already had 22 ICP's, and now it has a 23rd. The newest ICP has a connection to Le Courbusier, which continues a trend of designating buildings with connections to the great architect. In this case, the building - which houses an institute that helps to promote local commerce and industry - was the very first project designed by architect Maekawa Kunio, who trained under Le Courbusier. Maekawa Kunio would go on to build numerous buildings all over the country. The house he designed for himself is one of the highlights: it sits today on the grounds of the Edo-Tokyo Open Air Architectural Museum, in the western suburbs of Tokyo. I'm fairly sure I visited the Kimura Institude of Industry when I was in Hirosaki, and was completely unimpressed, but if you're more of a Le Courbusier fan than I am, your mileage might vary.
Yoyogi National Gymnasium, Tokyo - Japan's most recent ICP, this was built only in 1964. It was built specially for those Tokyo Olympics, when it was used for swimming and diving events. It's still used today for a variety of sporting events. It sits right next to Yoyogi Park, in central Tokyo. I was just across the street from the building on my recent trip to Tokyo, but didn't actually go and see it, so

We are three Asian American guys working on opening a gunstore in the SF Bay Area. Our original focus was going to be on sports and competition, but given the attacks on our community and the overwhelming demand for self defense tools and training, we wanted to release immediately actionable information. We're recording an audio book , Managing Conflict, and here's the first chapter, Foundations for Self Protection. We expect to release more chapters over the next few weeks.
