Development of the block is guided by the Opihi structure plan under the WhakatΔne District Plan.
The plan enables and provides for the development of residentially zoned land with measures to protect important cultural, ecological and landscape values at the site.
When the council reviewed its district plan, the development of the subdivision at 77 Bunyan Road was opposed by several Maori groups and individuals.
The Opihi block is located adjacent to the ancient urupa, Opihi Whanaungakore.
The resource consent notes that there are no known archaeological sites within the block, and none were found during the fieldwork.

Finesse seems like the best option to meβits a calculated attack where you prefer the time and space to strike a vulnerable spot "just so" as with graceful dueling arts.
Hunt is the general "stalk and ambush from cover" action, but it's more shooting focused.
Even though it's more suited to a chaotic brawl, skirmish could work as a melee assault with the element of surprise.
Finesse vs. skirmish might change how the attack is narrated, but would you say any of these should have an effect penalty (or just shouldn't be used at all by a non-weasel)?
I want to do what I can to support this cause. As such, I want to learn to backstab but I may need help. Got any tips? (Most likely I'd be mike because they tend to team the most)

Yet, when I backstab the lothric knight by the Dragon Barracks bonfire the rapier only does 1193 damage while the daggers do 1418 damage, and their critical modifier is lower to boot. What's going on?

Had a terrible stomach pain since last night. Wanted to make an appointment at the Student Health Center. Just found out in the morning that they closed down for the rest of the semester. Are you kidding me Mr. Bernstein? This is the time when SBU students need your help desperately and you are backstabbing us all. Not only are you closing down ESD and WSD but now the heath centers also? Where will these students, particularly, the international students going to go for help? Don't give me the bullshit that diseases will spread more if more students visit the center. You can open a secondary (temporarily) health center for students with flu-like symptoms to visit and keep the main one open for all.
We paid you over $200 for the student health services. Refund us the money if you ain't gonna provide us the service. This is blasphemy. This is pure fraud.
We the students need to make a petition or protest for keeping the health center open throughout the semester.
The guys have already dismissed this idea many times and its obvious that its really starting to piss them off.
They said tuesday that they would be out of work for 2 years if they did so, because they most likely have a non-compete clause in their contract, plus they would have lawsuits, plus they have families to support.
None of the guys (even zane) would ever think it was worth that to be jobless with zane and hope something works out, and its definitely not worth it just to satisfy your idiotic feelings.
