My apartments only access point, the front door is a fire door. The auto closing thingy has been intentionally disabled and left so for the 7 months I have lived here. I have been requesting it be fixed since day one.
The security lock for the same period was flopping about loosely on the door. A few days ago, after complaining about these issues for the 7 millionth time, the "landlord" finally agreed to have it looked at.
It was not looked at by a locksmith. Just some random guy. He did not fix the issue he made the lock worse than it was before.
That night the lock failed completely. The bar was stuck in. The door could not stay shut. Could not be locked. I told the landlord about this. She tried to tell me she would have the building manager and some guy who I think is the parking manager? (neither of whom are locksmiths) have a loot at it on their lunchbreak between 12pm and 2pm the following day. Leaving us expected to sleep in an unlockable, unsafe apartment. In Sydney. In the city. It is not safe.
On her refusal to solve the problem, I was forced to call an all hours locksmith (@ 9:45pm) and have the non-functioning lock replaced. When the work was done, I sent the landlord a photo of the receipt. Along with the following statement "by law we have 7 days to provide you with a copy of the new key".
In between my ordering the locksmith, and the work being complete, she sent me a text message Eviction Notice of 14 days. No signature. Claiming that my lease had ended, and there was no new agreement so I have to leave. We verbally agreed to renew the contract for 3 months. I have a text message from the building manager confirming that she had renewed our contracts. I told her that was not legal.
The argument continued. A few days prior she had let herself into the apartment, unnanounced with no prior notice for the approximately 20th time in 3 months. As I understand it, she was trespassing and invading my privacy. She claims that during the proceeding argument I threatened her and made her feel insecure. And based on these grounds, now back to the emergency repair issue, based on the allegations that I was threatening when she was trespassing, she claims she has the right to end the lease immediately (after claiming there was no lease), stating I have three days to leave or she will call the police.

Last night at around 7:30 PM I was given an eviction notice by one of those "you have been served" people the letter state's that I have 3 day's to vacate the property and that an eviction action may be filed against me. I have never went through anything like this so maybe this is a dumb question but do I have to leave in 3 days I have a new place but it wont be ready until February 5th so I am staying in my current apartment until then but happens when I am still here past the 3 days will the police come and make me leave by force.
I have not been given an order to appear in court nor have I appeared in court which I was always told had to be done before someone can be forced to leave.
