First time home buyer looking at houses. Stumbled on a home with a good price but the details say the seller has equitable interest in the property. What does that mean?
Hi all - Am going through a home loan refinancing at present direct with a loan provider and am at the final stages - formal approval.
Most of the documentation requests have been pretty straightforward, however one unusual (to me) request has come through. They are after a Stat Dec from my wife (co-applicant) - who is currently not named on the property title - confirming that she "holds an equitable interest in the security property and will be receiving a benefit from the transaction."
I have queried this with the provider and they haven't explained this well enough for me to understand exactly what is needed.
Has anyone dealt with this kind of request? What needs to be mentioned in the Stat Dec?

For those who don't know, you can invest in Equitable Bank's HISA through your online self-directed brokerage account using codes EQB100 (now yielding 1.35% with a 0.25% dealer compensation), or, if your brokerage lets you, EQB200 (now yielding 1.6%, no dealer compensation). Purchase these like you would a mutual fund. I use it to store my excess cash within my brokerage account, no trading fees. Edit: I just assumed that people would understand why this is a better option for some rather than using EQBank’s 2.3% HISA, my bad. This is for excess cash you keep in your brokerage account that you want easy access to without having to transfer it in and out of that account, especially for registered accounts where withdrawing has impacts on taxes and contribution room.

Finally they are becoming more competitive.
Ive always been more interested in the potential items you can get in a jump than the perks so what are the most overpowered or interesting pieces of equitment that you have found?
