BLUF: Bought a newly built home in May 2017. We're finding a lot of shoddy construction - and the builder isn't being exactly "accommodating" about what needs to be fixed.
SIDE-NOTES:
VA home loan was used to purchase the home.
New Home Builder's warranty states the 'checklist' for fixes to occur pre-closing, 30-days, and 1-year. We're at the 30-day fixes and there are MANY.
Builder is giving us skewed facts on the actual warranty, repairs, and standards of work to which they should be repairing.
DETAILS:
We bought the home in May 2017 - and the home was 'new construction, never before occupied'. I say this, because the house was actually built in 2015 and underwent a few floorplan modifications over the 1 1/2 yrs until we moved to the area and bought it. Therefore, we WERE NOT here to observe the construction process. Those modifications involved moving doorways to the garage, back patio, and some other fairly minor adjustments to the layout. They couldn't figure out why the home wasn't selling - and apparently some visitors told them this feedback, so they made the changes that were recommended.
During the pre-move-in walk-around inspection, I told them they needed to rip-out the back deck and reconstruct the whole damn thing. It looked like a 12-year old built it with his feet. They performed this revamp about a week after we moved in and it looks much better.
We DID have a professional home inspector perform an inspection on the home. He was great and highlighted various things to be fixed. Many of these have NOT been fixed, to date. This includes cracks in the Hardy Board exterior in various places.
WHAT I'M REQUESTING FROM YOU
I looked through all the final closing documents - and there's not a single document that we signed for the "2-10 Home Warranty" that the builder constantly references. The only thing I see, is a signed declaration on a VA/HUD Form (VA Form 26-1859) stating the builder will warranty the property against defects in equipment, material, or workmanship and materials supplied or performed by the Warrantor or any subcontractor or supplier at any tier resulting in noncompliance with standards of quality as measured by acceptable trade practices.
WTF are "acceptable trade practices" anyways? Seems to be very ambiguous. We found MOLD in the drywall next to one of the shower doors. The Hardwood floors are 'unsticking' (for a lack of better words) in a few places. The upstairs bathroom has walls t

SAT: 1470 (780 M, 690 RW) -- going test-optional wherever I can
Coursework: Horrible freshman year w 3 B's but insanely improved to all 95's, 2 94's, one 89 last year with a slight decline this year (calc AB is horrible) -- overall 10 AP's with 3 honors freshman year, 4 honors sophomore year
Awards: I spent like all of hs doing this because I wanted to advance myself in a field rather than worrying about doing every ec that came to me like the machines in my school (live in insanely competitive NJ public hs) -- it's a "national" honor of obtaining the Oracle Certified Associate, Java SE 8 Programmer I certification + AP Scholar w Distinction last year
Extracurriculars: I only have 4, is it bad - yes - but you know what I actually wanted to do shit that I wanted to do
Essays: Alright, this is the strongest point in my application (at least the big, regular one). I've gotten insane reviews from ivy league admissions officers + people who work in companies to help kids get into ivy league schools saying that it was one of the best they have ever read as well as educators who have been teaching for a long time. So I rate my regular essay 11/10. Supplementals we'll have to see, if anyone has advice for those schools pls put that in the comments too.
