I've spoken to the Adams County O&G liaison and he indicates that with the new Colorado regulations a pad may be located off site with laterals under my subject. He also indicated that there is much more interest by the majors to the north and south of my subject.
Considering the market - I'm thinking that there's not much value to these mineral rights and I'm looking for proof or disproof to that effect for my report.
I know there's not a lot to go on but honestly anything would help.

One acre lots, neighbor has birdhouse with a camera in it pointing at my property. I block it with my tractor, he moves it. I block it again with my trailer, he moves it again. I block it with my grill he moves it again. Camera is about 2 feet above ground level. They've been doing this for over a year. My wife is creeped out by it. Our grandkids play in their sandbox in it's line of vision. We don't go in our backyard much anymore because of this making my acre lot pretty much useless. Is this in violation of any Colorado harassment or stalking laws? What can I do about this? Anything?
I have a client here in CA, who owns a condo in Adams County, Colorado that he wants to sell. His agent in Colorado viewed the interior of the property and recommends terminating the existing month to month rental contract prior to selling.
The property is self managed, tenant has been in the unit for 8 years. When my client did a google search for the month to month termination legal form he found the following;
upon Googling Colorado Tenancy Law, it appears based upon Universal Citation: CO Rev Stat Β§ 13-40-107 (2017)
That since he's occupied the unit for more than 1 year, I have to give him 91 days notice, in addition I found something else on the Colorado.gov site that says I cannot evict him just because I'm selling unless my rental agreement says so. Unfortunately my rental agreement doesn't specify that, I can provide a copy.
When my client contacted his agent to get clarification on the above his agent wasnβt familiar with the above verbiage.
Also the tenant does have a pet which isnβt allowed per the rental agreement.
So my question before he contacts an attorney in the area, does anyone here have any insight?
