I'm getting conflicting info from people I know. We have a modest house in a desirable area and had multiple offers in 2 days on the market. We wound up going with a VA loan nearly 20k above our asking price. This is a blessing for us because we are moving because of my job (I got let go 3 days back from maternity leave and the job market for my career is extremely competitive in our area. We are moving to a smaller town with a better cost of living several hours away from where we live now). We haven't had my income for months now and the expenses of a brand new baby...
Our realtor claims the house will never appraise that high, so we will have to renegotiate the offer for what the appraisal comes in for. Is this true? My father claims the man bid an amount, so thusly he must pay it.
I bought my home as a foreclosure for $184,000. Trying to eliminate PMI. Updated the kitchen with new cabinets, appliances and granite tops. Took care of all mold and mildew issues by replacing bad patches of drywall and fogging the house. Put on a new roof with solar panels (owner panels). All of the floors were replaced with laminate plant. Whole house interior was repainted, all electrical devices replaced including fans and light fixtures. Smoke detectors brought to local codes. What are other major impact points that a home appraiser will look for when assessing the homes value?
I still need to repaint the house with a final coat after some drywall touch ups. Some areas need to get trim still and a lot of other minor finish work which I intend to complete before scheduling the appraisal.

I haven't played in 25 years, but am sitting on a 1972 Selmer Paris Mk VI tenor with a lot of lacquer. I'd like to cash out, and get it in a player's hands.
I had it re-padded and cased it about 10 years ago, but never played it in. I'm looking for a shop that can give me an appraisal of what it's worth. If it needs work, I'd be curious as to what it'd be worth if I put some money into it.
I'm completely out of the loop. Would it be wiser to then have the same shop sell it on consignment, or with appraisal in hand, try selling it myself locally (Burlington VT)?
My loan went to underwriting today. Does that mean my appraisal came back? If so, does that mean my appraisal came back to be at least the purchase price?
My wife and I are closing on a home in March for 343k. We've planned to put 5% down, meaning we're borrowing $325,850. We were approved to borrow 650k.
If our appraisal came back at let's say 362k meaning our purchase price would be 95% of the homes value, would/could we not have to release any money for a down payment? Clearly we would be borrowing $17,150 more that initially planned.
I see the opposite discussed quite frequently. Just didn't know if this held true.
I've considered being an appraiser. I work with a lot and the career is appealing. I can't help but think that this might be a fading career. Maybe not in the next 10 years, but 25 maybe! There are a lot of reasons "boots on the group" appraisers will always be needed but with the appraisal threshold going up and more acceptability of AVM's large numbers of appraisals in built up areas could be done with AI.
Just something I think about from time to time...

Like many of us, I got this year's property tax appraisal for my car and thought to myself "are you kidding me?".
In my case I have a higher than average mileage for my vehicles age. So I thought I would file an appeal of the assessment (Durham county).
The appraised value dropped from $26,360 to $17,400. Lowering my owed taxes by over $100.
This is what I did to get this drop:
Note: The appraisal is based on the state of the vehicle on the first of the year. This hurt me as my inspection was done in March and the most recent service I had was in November. For anybody looking to do this, I recommend getting a record of your mileage as close to the first of the year as possible.
I emailed the information and the appeal form to the tax assessor's office and they approved it in a matter of days.
After some issues with the local mail, I got the adjustment offer. I just approved it today and now I wait for the updated registration bill/notice.
I've read that it CAN increase the value of your home, but nothing that actually shows that it WILL. If the value of my home has risen, I probably can have PMI removed from my mortgage payment, which will save me $150 a month. It'll come off automatically after 8 years (we're on year 4) but I can have it removed early if I can show that I owe less than 80% (Pretty sure it's 80%) of the value of the house. I don't want to pay for the house to have an appraisal if the value hasn't really risen much. I've read this is very market specific, so figured it would be best to post here and not /r/FinancialPlanning or /r/solar.

Edit/clarification^post+21hrs : IVs have been officially known as ็ใพใใคใใฎๅผทใ (innate strengths) in Japanese since at least Pokรฉmon Gold and Silver. In English, recent media from The Pokรฉmon Company International has called them individual strengths. In the games, the term potential is often used to allude to IVs, such as by the stats judge. Shigeru Ohmori has stated that ***the reason EVs and IVs are hidden is because he prefers to think of Pokรฉmon as "real, living creatures"***. Bulbapedia.
TPC has made it clear that they won't directly display the IVs, so Niantic won't either. Which is unfortunate, but we still have to deal with it and try to make the best out of what we currently, which is why I made this post.
Ever since august 22, 2016, we have been blessed with the [appraisal feature] (https://pokemongolive.com/en/post/ver-update-082216/) to check our Pokรฉmonsโ Individual Values, IVs for short ([What are IVs? for those who are wondering what Iโm talking about] (https://pokemongo.gamepress.gg/pokemon-stats-advanced)). It has served us well, it was a great birthday gift for me, but I think that after almost two years an update is required because the current system is outdated and not sufficiend anymore. I see many, MANY posts of players requesting for IVs to be shown directly on the profile of a Pokรฉmon. I am not a supporter of this and I think IVs should be hidden in some way, just like in the main games and currently in PoGo. That doesnโt mean that I wouldnโt be happy if IVs were to be shown directly (I would love to, I just think it doesnโt fit the game), nor does it mean that I like the current appraisal system. The current system works, itโs just very painful to use. Hence this thread, as I took some time and effort the create a new way to check your Pokรฉmonsโ IVs in a way that takes less time, is easier to interact with, looks cleaner and still without directly showing IVs. I think it is the best compromise between what the players want (the easiest way possible) and what Niantic/GameFreak/Pokemon franchise want (keep them hidden).

Some visitors and newcomers who have inherited collections prefer personalized attention in discussion threads, and don't feel like being directed to a static page of generic advice, no matter how useful. In spite of that I really feel like we need to provide such a resource, in the form of a new special page on the /r/Coins wiki ( /r/coins/wiki/index ), where we can direct heirs of coin collectors, and other people who have suddenly acquired coins that they'd like to liquidate, but know nothing about.
Anyone who would like to contribute advice to such a wiki page please post it here as a comment, where we can review the suggestions and consolidate them into a single wiki page. It's also fine if you copy and paste suggestions that you have made in the past into this new thread of generic advice.
The moderators will go through the suggestions submitted and amalgamate the best of them into an easily navigated page of generic advice, crediting the members who contributed.

Also, since offers to buy and sell aren't permitted in our regular posts and discussion threads, I wanted to make an easily found place for our members who are interested in offering their services to people in their local area to appraise and/or help liquidate a collection for free, for a flat fee, for a percentage of the proceeds, or to purchase collections outright.
We could also assign special flair to people on that list, with the understanding that placement on such a list and assignment of such flair in no way constitutes an endorsement by Reddit Inc. or the moderators of /r/Coins, or vouches for the trustworthiness of the individuals who have asked to be so listed.
Please comment in this thread what geographic area you'd be willing to cover (city, county, etc.) for such local appraisals and estate liquidation, and your areas of coin expertise (Early or modern American, European, Asian, ancient, etc.). Serious replies only, please - from experienced coin collectors and entrepreneurs - limited to people who have been posting on /r/Coins for at least a year. No inexperienced collectors or vultures who want first shot at cherry-picking a clueless heir's inherited collection, please.
If any participating heirs report serious problems your name will be removed from the list and your special flair will be revoked. If the situation is especially egregious you will also be banned from /r/Coins.
